1.0 Introduction

Using this manual

This manual is designed to help Property Tycoons forum members pass on and take bargain property leads from the Property Tycoons forum.

The Property Tycoons Lead Trading system is a way for you to be supplied with bargain properties in your area and for you to pass on leads to other members too. Most of the bargain properties being traded on our system are listed by Property Tycoons forum members who have decided that they would rather pass the deal or lead on to another member than take it on themselves.

This is very common when our members are offered bargain properties out side their area of expertise, the deal is too large or small or the deal just isn’t what they are looking  for at this moment in time.

Our members trade both leads and deals with each other…

What is the difference between a lead and a deal?

A ‘lead’ is where an enquiry is being sold on by a Tycoons forum member. For example, a member in London may have placed advertising on the Internet which resulted in an enquiry from a motivated seller in Birmingham. The London investor wants to sell the contact details of this seller to another investor for an up front fee. The lead buyer then negotiates her own deal – this is called selling a lead.

Leads are usually sold for an up front fee from £50 upwards.

“Unqualified” leads are where you will usually be the first person from our organisation to contact the seller.

“Qualified” leads are where the lead seller has called the seller of the property to confirm the lead details are correct and possibly even made the seller a below market value offer too.

Passing on a deal on the other hand usually involves a finder’s fee on completion of the deal. For example, Dennis has negotiated a below market value property deal with a motivated seller in Edinburgh. Dennis cannot pursue the deal anymore because his funds are now tied up in another deal. He would like to pass on this deal for a finder’s fee of £2,000 (payable upon completion). Dennis is not requesting an up front fee.

Dennis is able to market his deal to hundreds of Property Tycoons forum members through our special deals trading section (see section 8.5 of this user manual for more information on passing on deals). Interested investors express their interest in Dennis’s deal by posting in the section of the forum mentioned in section 8.5 of this user manual. He can then choose the investor/s he thinks will be most likely to complete on his deal. Dennis and the potential buyer then transact the deal between themselves. There are no fees associated with the trading of deals on the Property Tycoons forum.

Why are you introducing the Property Tycoons Lead Trading system?

We currently have lots of members on our Property Tycoons forum selling their leads through various means, either on their own websites, on other people’s websites, on our forum, or on other forums etc. This has led to a very fragmented leads trading market place where our Property Tycoons forum lead buyers have to look through dozens of different sources to find the leads or deals they want.

To find a lead or a deal in your area, you currently need to trawl through pages and pages of leads on our forum and lots of websites run by our individual lead sellers. And when a lead is taken, the details on the forum and wherever else it has been placed cannot be instantly and simultaneously updated which means that the lead data is often outdated.

This also means a lot of old leads are left on the web as if they were for sale when actually they are not.

The Property Tycoons Lead Trading system effectively tidies up the trading between lead buyers and lead sellers. We now have all the leads for sale in one tidy place. You can even search by County or City for the leads you want…

With Just 1 Click You Can See All The Leads In Your Area Right From Your Computer Screen!

We’ve also implemented email and SMS text message alerts to alert you of new leads in your area as soon as they are placed on the forum. All new leads are posted on our system at precisely 10am and 10pm each day. This saves you a great deal of time because you do not have to keep logging into the forum throughout the day to check for new leads or deals in your area.

For lead sellers, we now make it really easy for you to showcase your leads to the maximum number of Property Tycoons forum members. By bringing all the leads into one easy to search database and implementing regular mailings, you will get more of our Property Tycoons forum members viewing your leads which naturally leads to increased sales. In a second I’ll also tell you about how we’ve made it really easy for our lead buyers to buy more of your leads!

I also had several complaints from lead buyers using our old system concerning the business practices of some of our lead sellers. The lead sellers would sell ‘dud’ leads for £50 - £100 and then refuse refunds to lead buyers who legitimately could not do anything with the lead they had purchased.

Obviously, this is not a good situation.

Leads are generally sold on a ‘trust’ basis which means lead buyers need to place trust in the lead seller supplying them with genuine enquiries from qualified motivated sellers. And because you cannot see the final product until you have made the purchase, there needs to be some way for lead sellers to argue their case when a dispute arises between a lead buyer and seller.

This is why I have spent £3,000 of my own money in developing a leads trading system which brings all our lead buyers and sellers into one place where all of us agree to abide by the standard terms and conditions of sale.

As a lead seller, you will be instantly credited with the buyer’s funds when they buy your leads, easily able to list your leads, have your leads marketed to many more of our Tycoons forum members and many other new and improved features listed below.

2.0 Getting started

Go to: http://www.property-system.com/auction/members/admin_main.php

Set your contact information first of all from the top left. Particularly make sure your email address and mobile number are present next to “email:” and “mobile:” if you want to be alerted of new leads via email and SMS text message as they are entered into our system by our lead sellers.

To add or edit these details simply click the “edit” buttons.

If you are entering your mobile number, please enter it using the international code for the UK. So for example, if your mobile number is 07890123456 then you would enter the following as your mobile phone number +447890123456. In other words replace the ‘0’ at the start with +44

We can also alert you by email at 10am and 10pm of new leads and deals – these are the times at which new leads will be posted on our system. Simply switch on email alerts by checking the button next to “email notification”.  MAKE SURE YOU THEN CLICK THE UPDATE BUTTON UNDERNEATH to set the alerts to ‘on’. This automatic alerts system saves you from having to frequently log in to the forum throughout the day searching for new leads.

Please note: If you set SMS text message alerts to ‘on’ then every SMS text alert you receive will cost 10p to cover our costs of sending them to you and maintaining our back end systems. The 10p per text message will be automatically taken out of your credit balance each time you are sent a leads alert message. If you have -£5 or less in credits in your account then you will not be able to receive text message alerts of new leads. In this case please top up your credits by following the instructions in section 6.2

The “time left” column on the right hand side tells you how many days are left before the lead expires. All leads are listed on the leads trading system for 7 days before they are automatically taken off the Property Tycoons Leads trading system. This ensures only the freshest leads are available for you to buy.

The number of watchers column shows how many other Property Tycoons members are watching this lead. Placing a watch on a lead is a way of remembering which leads you are interested in and might purchase in the future. Watching leads does not place any obligation on you to purchase the lead or to do anything else.

3.0 How the Property Tycoons Lead Trading system ensures the complete safety of your financial details…

1. We understand our Property Tycoons forum members may be hesitant in providing their credit card or banking details to lead sellers they have met on our forum. We want to give you the utmost confidence in buying leads on the Property Tycoons Lead Trading system so we have provided you with a separate leads trading account which you can top up safely and securely through Vadesha Properties at any time using your credit card, internet banking, by fax or by telephone. We take all credit card top up payments through our 100% secure credit card payment processing system – we use Worldpay (part of the Royal Bank of Scotland group) to handle all our credit card processing. Since 2003 Vadesha Properties has successfully processed £800,000 in 100% secure credit card payments so you can rest assured your details are completely safe and secure. We can take secure credit card payments over the Internet, phone, or by fax. To top up your credits, click the link titled “Top up credit” from the left hand side. Pop your details into the form to instantly top up your balance. You can then start purchasing leads immediately.

3. All of our popular lead sellers will be displaying their leads on our system so you will not need to purchase leads from lots of other websites. By storing all our leads in one central database we have made it very easy you for you to look for new leads in your area. Most importantly, your financial details will be kept 100% safe and secure when you use our 100% secure credit top up facility to update your Property Tycoons forum credit balance.
4. When you buy your leads through the Property Tycoons Lead Trading system you are also fully protected by our lead trading terms and conditions. If you buy your leads from other websites we cannot offer you any protection if you are dissatisfied with your purchase – even if the seller is a member of the Tycoons forum. So make sure you buy and sell leads safely and securely through the Property Tycoons Lead Trading system if you want to be fully protected by our terms and conditions as well as our free mediation process in the case of dispute.

4.0 How the Property Tycoons Lead Trading system saves you time…

1. You can buy our leads right from your computer or even your mobile phone at any time of the day or night, 365 days a year. The lead details are then sent to you instantly by our software so no more waiting around for leads to be emailed to you – in fact you could be speaking to motivated sellers of bargain properties within minutes! Upon purchasing a lead your credit balance will be automatically adjusted and the lead details will be sent to you instantly and stored in the “leads you have purchased” section which can be accessed from the left hand side.

2. You can purchase leads from all of our lead sellers from one central account which gives you much more time to do deals and continue building your property portfolio.
3. We store all our leads in one easily searched database so you will be able to find leads in your area much quicker than before - our convenient lead searching facility allows you to search by town or county to look for specific leads in your area
4. All new leads will now be posted on the forum at precisely 10am and 10pm every day. This saves you from having to keep logging into the forum throughout the day checking for new leads or deals. Simply set SMS text messaging and/or email alerts to ‘on’. Then check your mobile and email inbox just after 10am and 10pm every day for the latest leads. 5. Instead of submitting your payment details to lots of different lead sellers, you now only do it once when topping up your central Property Tycoons forum trading account. You can then buy leads from any of our lead sellers.
6. All our lead sellers provide the same amount of information for every lead they sell to allow you to easily compare one lead with another.
7. If a lead has been taken, the forum will automatically update itself. The sold lead will then automatically and instantly be taken off the forum. This means the leads you see for sale on the Property Tycoons leads trading system are only those which are available for sale. I’m sure you’ll agree nothing is more frustrating than searching for hours to find the perfect lead for you and then being told that it already sold hours, or even days ago and someone forgot to update the lead information! The Property Tycoons Lead Trading system is designed to be 100% accurate in real time through the day. We also automatically remove all leads which are older than 7 days from the Leads Trading system.

5.0 How the Property Tycoons Lead Trading system guarantees complete transparency…

• When you buy a lead, you can give feedback on both the lead and the seller of the lead. Lead and lead seller feedback allows other forum members to see what happens to leads after they were taken. This allows us to build a picture of what our members are doing with their leads, how many are converting and who is converting them. At the moment, leads are purchased from many different sources making a coherent examination of the quality of leads impossible. The Property Tycoons Lead Trading system gives you the information you need to quickly see what happened to all of the leads purchased by our lead buyers. It also allows you to see how good a lead seller really is based on the feedback given to him or her by lead buyers.
• To give feedback on a lead you have purchased, first of all click on the “leads you have purchased” link on the left hand side. Pick the lead you want to give feedback on. Then look for the following link within the details of the lead:

6.0 Buying Leads

6.1 How do I see all the details for a lead I have just purchased?

Click the link on the left titled “Leads you have purchased” from the left hand side.

6.2 How do I top up my credits?

To top up your credits, click the link titled “Top up credit” from the left hand side. Pop your details into the form to instantly top up your balance. You can then start purchasing leads immediately. 

6.3 How do I see the leads that I am watching?

Click the link titled “Leads you are watching” on the left hand side. This will bring up a list of all the leads you have chosen to watch. You would normally watch a lead if you are interested in it but you have decided to wait before buying.

6.5 How do I buy leads using my mobile phone?

Here’s how to buy leads from the Property Tycoons Lead Trading system using your mobile phone:

• Make sure the “mobile SMS text notification” box has been checked and you have pressed the “update” button
• Make sure your mobile number is entered correctly into the system (see section 2.0)
• When you receive SMS text message alerts of new leads, simply reply to the text message with  the lead ID of the lead you want to buy. The system will then buy the lead for you without you having to log in to the forum (assuming you have enough credits in your account to pay for the lead). If the lead has already been taken by somebody else or you do not have enough credits in your account then our system will text message you back to let you know. If you would prefer to see all the relevant details for the lead before buying it, then log into the forum and buy it from there instead of your phone.
• After the purchase has gone through and at your convenience, log into:

6.6 How and when can I obtain a refund for leads I have purchased?

The nature of generating leads sometimes means that the details provided by a lead seller are not always completely accurate. 99% of the time, this is due to no fault of the lead seller. For example, somebody may type information into a lead sellers web form just to test it out (a competitor perhaps). The lead seller would then not know the lead is not a real one. To protect both buyer and seller in these types of situations, we have set out clear terms and conditions for you.

The "lead details" below, refers to the full details sent to a lead buyer when he or she purchases a lead from a lead seller through the Property Tycoons leads trading system. A lead buyer is entitled to a full and courteous refund if:

1. The lead you have purchased is a 'dud' - this means you cannot establish contact with the seller because the phone number, property address and email address are not valid. Please check these details before applying for a refund. For email and phone messages left with the homeowner, please allow three days for the homeowner to get in touch with you.

2. The seller does not want to sell the property - this occasionally occurs when somebody has marketed another person's property without first of all checking that the homeowner wants to sell.

3. The details provided within the lead by the lead seller or the homeowner are misleading or incorrect. For example, if the lead details state the "seller will accept a below market value offer" and this turns out not to be the case when you call the homeowner then you would be entitled to a refund.

You are not entitled to a refund if:

1. The seller does not want to sell the property for the price you have offered (unless the lead seller indicated otherwise in the lead details)

2. The seller does not want to sell the property to you (unless the lead seller indicated otherwise in the lead details). The lead seller is not in control of who the homeowner decides to sell his or her property to.

3. You spot something you do not like about the property which was not stated in the lead details. The lead details are provided by our lead sellers in good faith. If the details provided to you in the lead details are correct, then the lead seller cannot be held accountable for inaccuracies or problems with anything other than the lead details provided. 

If you feel you are eligible for a refund, please first of all contact the lead seller via the forum private messaging system with the reason for the refund. The lead sellers forum username can be located by going to "leads you have purchased" section. Then click on the lead you want a refund on. Look under 'member name' for the name of the lead seller.

Please allow three days for the lead seller to respond. If the lead seller is happy to make the refund then please email us on deep@property-course.com with the lead sellers username and the lead ID. We will then process the refund. At this moment in time, lead sellers are not able to process refunds themselves.

If the lead seller does not respond to you or you are not happy with the response given to you, then we have an arbitration procedure which you can learn about by clicking here. To start an arbitration, email us with the Lead ID and the details of the lead seller to deep@property-course.com. Please use "arbitration request" as the subject line. PLEASE CONTACT THE LEAD SELLER FIRST BEFORE APPLYING FOR AN ARBITRATION. Thanks!

7.0 Selling Leads

7.1 How to sell a lead to other forum members

Click the ‘sell’ button on the left hand side.

Fill the form with the details of the motivated seller NOT your details otherwise you will end up being called by your lead buyer J

On the form you will notice that the full name, daytime contact number, evening contact number, house name/number, street road and part of the postcode can be blocked from public view. These are all highly recommended to be hidden from public view. This means your lead will appear to lead buyers without these vital contact details displayed. Lead buyers then purchase your lead to get the contact details of the motivated seller you have found.  

You might be wondering why you would want to block the 2^nd half of the postcode… If the property is on the market with an estate agent a lead buyer typing the postcode into rightmove.co.uk will be able to find the property and may even go for the property without buying your lead. If the property is off the market (i.e. not being marketed by an estate agent) then it’s ok to leave the full postcode there – lead buyers can use it to make a more thorough analysis of the lead. Whether you leave it in there or take it out is your call.

The general format goes like this:

[County or City], [type of property], [sellers situation]

Examples:

Leicester, 2 bed semi, repossession

London, land, divorce

Glasgow, office, bankruptcy

In “Upload a photo of the property” you can upload a photo of the property if you have one. Alternatively you may choose to upload a picture of yourself or a company logo to distinguish your leads.

In “* Set the price for your lead” enter the price you would like to sell your lead for.

Click the ‘preview’ link to see how your lead will appear to potential lead buyers. If you are happy click the ‘submit’ button to submit the lead for review. The lead will be reviewed by us within a few hours.

We manually review all leads within a few hours to make sure incorrectly submitted leads are not made available to lead buyers. Once approved, your lead will then be emailed or SMS text messaged to all our lead buyers at 10am in the morning or 10pm in the evening depending upon when you submitted the lead and when we reviewed it.

Lead buyers will then log in and click the ‘buy’ button to see your lead. To buy your lead a lead buyer simply tops up his or her credits and then clicks the submit button. Our system will then instantly email your lead details to the lead buyer and adjust your credits accordingly.

7.2 Here’s how the Property Tycoons Lead Trading system can generate you a passive income through selling leads:

The Property Tycoons lead trading system is a great way for you to sell leads you have generated through your own marketing to our lead buyers. Here are just some of the benefits of using the Property Tycoons lead trading system to sell your leads:

1. We centrally manage all our lead buyer credits to give lead buyers the ability to buy leads from any lead seller from one single credit account. This allows our lead buyers to easily top up their credits, see how much they have left in credits and to make purchases easily and quickly from any of our lead sellers. You sell many more leads because our lead buyers will not need to keep their credit card handy every time they want to purchase one of your leads – they simply click one button and our system will deduct the appropriate amount from their credits and deposit them straight into your account.

2. Lead buyers will have even more confidence to purchase your leads because their financial details (credit card number, bank account details etc) are never revealed to any of our lead sellers or even to us for that matter. eBay acquired Pay Pal for this reason - to give buyers extra confidence to trade on eBay. We have a very similar system in place to give lead buyers the ability to instantly top up their lead credits at any time using their credit card, by cheque, by fax or they can do it over the phone by calling us. This ease of transacting will lead to more of your leads being sold in less time.

3. Lead buyers will be buying through Vadesha Properties - a company they already know well and have transacted with in the past.  This makes them much more likely to buy through us again if we manage the lead trading on your behalf. Having us manage the process means more of your leads will get sold to qualified buyers.

4. You no longer have to worry about quickly delivering your leads to lead buyers after each purchase - your lead buyers will get your lead details instantly as soon as they click to purchase any of your leads. This gets your lead details to lead buyers instantly without you having to worry about the lead details being blocked by spam filters or lost in cyberspace.

Therefore, alerting lead buyers as and when your leads are posted for sale would not be feasible (buyers would pay for 30-50 nearly empty text messages every day). So we will be alerting all lead buyers to all new leads at 10am and 10pm each day. At those times, all lead buyers will be alerted by email and SMS to all the new leads posted in-between those times. We have implemented systems to stop lead buyers being sent repeated SMS text messages for old leads – this keeps the cost of text messaging as low as possible for all our lead buyers.

7. We understand the need for you to get your hands on your lead trading profits quickly so we have made drawing your lead trading profits out of your credit account as easy as 1-2-3! We will automatically send you all the credit in your account each week by Internet banking or Pay Pal. Please send us the relevant details to deep@property-course.com with the subject line "Leads trading account payment information" and we will keep them on file. Payments are made on Mondays.

7.3 How do I see the leads I have posted for sale?

Click the link titled “Leads you have posted for sale” on the left hand side.

7.5 How do I put expired leads back up for sale?

When you post a lead for sale, we will list the lead for 7 days. When 7 days has passed and you have not sold the lead, the lead will automatically expire. You may choose to relist the lead, with the option to edit the lead details if you want before it goes back up for sale by clicking the link titled “expired leads can be put back up for sale through here” from the left hand side.

7.8 What are the fees associated with lead trading?

The fees involved in lead trading are there to cover our costs for providing, maintaining and continually improving the Property Tycoons Lead Trading service. The following fees ONLY apply to lead sellers:

1. To list a lead, there is a listing fee of 3% of the lead price. The listing fee ensures only the best quality leads are placed on the forum for sale. The listing fee pays for the lead to be listed and marketed by us for 7 days.
2. If the lead sells we only charge a commission of 5% of the lead price for generating the sale. If the lead does not sell the commission does not apply.

The following optional fee applies to both lead buyers and sellers

1. (optional) if you switch SMS mobile text message alerts to ‘on’ then you will be charged 10p per text message received. This covers our cost of sending text messages to you and maintaining the systems and technical support to facilitate it. The text message fee will automatically be deducted from your credit balance, so if you have SMS text alerts switched to ‘on’ and you still aren’t getting alerts then you may need to top up your credits. To top up your credits, click the link titled “Top up credit” from the left hand side. Pop your details into the form to instantly top up your balance. Your credit balance will be instantly updated. Normally you can expect to get around 6 text message alerts every day.

8.0 Frequently asked questions…

8.1 How do I return to the Property Tycoons forum?

To just see the forum and nothing else go to www.tycoons-forum.com. To use the leads trading system whilst looking at the forum at the same time click the link titled “click here to view the forum” from the left hand side. This will display the forum on the right hand side and the leads menu will remain on the left hand side.

8.2 How do I contact Vadesha Properties for support?

On the left hand side click the link titled “contact Vadesha properties” or use the “forum feedback” section which you will find lower down on the main www.tycoons-forum.com homepage.

8.3 What is the super administration link used for?

This section is for administrators who are responsible for making sure the leads system runs smoothly and efficiently. You will not need to use this unless you are an administrator working for Vadesha Properties.

8.4 Will my unused credits from the old forum be carried over to the Property Tycoons Leads Trading system?

Yes they will. Whatever level of credits you had on the old forum will automatically be transferred to the Property Tycoons Lead Trading system. This only applies if you topped up your credits on our old phpBB forum and then switched to our new Vbulletin forum (www.tycoons-forum.com). If you have never had any credits or used our old forum then this does not apply to you.

8.5 What if I want to pass on a deal for a finder’s fee on completion and no upfront fee?

I have created a special section for these types of deals. Go to www.tycoons-forum.com. Scroll down the page and look for the “general chat” section. Underneath this section you will see a section titled “Pass On And Take Property Deals Here” 

8.6 How do I know my money is safe when I'm buying leads?

Before the Property Tycoons Leads Trading System, many rogue lead sellers would encourage lead buyers to pay for leads up front and then make off with the money without providing any genuine leads.

However with our safe and secure lead purchasing system, you add funds directly to your account with us. We then hold the funds until you purchase a lead from a lead seller. When making a purchase, your virtual credits get transferred from your account to the lead sellers account. The actual money does not move.

We then pay the lead sellers the physical funds later in the week which gives us plenty of time to sort out disputes using our arbitration process...
