Everybody likes predictions (or perhaps we all secretly derive great pleasure from watching other people get it wrong?!) so I thought it might be a good idea to throw in some predictions for 2009 of my own. <br />
<br />
<b>Property prices</b> - down by 10% next year leading to even more fantastic buying opportunities ;-) New build prices will fall further. I have seen some city centre flats in Birmingham fall over 50% from their highs AND there is still MORE to go. Another 20-30% off their current prices will make them attractive (not to mention affordable) to professional investors and first time buyers and that's when the prices will stabilise. Commercial property is now yielding 7%+ and I think there is still more to go as commercial tenants struggle to keep up with their rental obligations. Having said that, anybody buying commercial property should make sure they buy in great locations and with tenants in place who should not be too adversely affected by the recession. A launderette is a good example - in a recession people still need to wash their clothes. Same goes for barbers. <br />
<br />
<b>Interest rates</b> - who knows?! My guess (and it is a complete guess) is that we shall see rates fall to around 1% and stay below 3% until 2011 by which time we all hope the economy will be out of the worst. This is obviously good for borrowers but not so for savers. <br />
<br />
"Why are savers being penalised for doing the right thing (saving) while everybody else borrowed themselves into a great big financial black hole?" That is the question I am sure many savers are asking right now. <br />
<br />
For investors, there will come a point where further cuts will not make any difference to the interest rate you are paying on your mortgage. This is because many mortgage products have a floor beneath which the rate they charge you (even if pegged to BOE rate) will not fall below. Many I have seen are pegged at 3%. I recommend reading your mortgage contract to find out more about your specific products. <br />

<br />
Interest rate adjustments on mortgages in Spain for example occur every quarter so I am just waiting for my rate to fall... If you are in this position, remember the strong Euro has made your foreign property more valuable (since selling it for it's market value would yield the same euros as before but those Euros are now worth a lot more in pounds sterling). <br />
<br />
I spent most of December at my Spanish apartment with my wife. We redecorated most of my apartment which is near Marbella, in the South of Spain - <a href="http://www.holidaylettings.co.uk/48674" target="_blank">http://www.holidaylettings.co.uk/48674</a>. A lot of the Property Tycoons Community members go there as well as members of my Tycoon Mastermind Alliance program so if you are going next year hopefully you shall notice the difference! <br />
<br />
I have also pencilled in a complete change of furniture and lighting to take place late 2009. These constant updates help to keep the property smart and attractive for my tenants - many of whom return with their families and friends because they liked the place so much. <br />
<br />
<b>Self build diary continued...</b><br />
<br />
We have arranged an initial informal meeting with the planners to take place on the 7th of January. At this meeting, my architect will present our initial drawings to get a general opinion. If it's good, we shall continue with detailed drawings for planning permission. We hope to have these done for submission by late January. Here are some of the elements of the eco friendly design: <br />
<br />
- ground source heat pump<br />
- wind turbine for electricity generation<br />
- eco friendly superstructure giving excellent heat retention (see below) <br />
- huge swathes of glazing to maximise solar gain especially at the south facing end of the property<br />
- balconies leading off the attic rooms<br />
- a galleried hallway that allows someone entering the property to look right up into the attic space from the ground floor <br />
- a basement that gives us 40% + more living space for half the cost per sq ft of above ground living space<br />
- and much more!<br />

I spent my boxing day repairing some boarding at the existing property on my self build plot. Here is my quick Christmas recipe for doing it:<br />

First of all you need to find someone to give you a hand. You can of course do it yourself but my brother is home on his half term break and it really irritates me to watch somebody wasting their time watching television all day so I dragged him along. He rode the bike and I walked the dog. We packed all our tools and some food/water into a rucksack and we were good to go. The walk took us about 45 minutes which we both enjoyed. <br />

Here's what you need - a hammer, some long double threaded nails (so they cannot easily be pulled out), a measuring tape and a stanley knife. <br />

First I pulled out any existing nails protruding out of the woodwork and then checked it to make sure it was solid. I found a couple of planks of wood which we cut to size and used to cover the width of the gap by nailing each end into the wooden frame. We then put a piece of board up and nailed that into the wooden batons.   <br />

I have spent the rest of my free time researching different construction methods for the basement and superstructure of the home. Each method has it's pros and cons which we have been carefully considering. There is so much great free information on the net that it blows my mind sometimes!  <br />
<br />
This week I have spent so much time  researching technologies that I find myself falling asleep at my PC - a great feeling :)<br />

  <ul><li><font face="&amp;quot">Excellent acoustic performance since concrete is poured between the      polystyrene which then sets and forms thick walls<o:p></o:p></font></li>
<li><font face="&amp;quot">Cheaper than other building methods I have seen and quicker too <o:p></o:p></font></li>
<li><font face="&amp;quot">If we render or use timber cladding for the outside we remove the      need for almost all skilled labour on site since semi skilled labourers can      put everything together<o:p></o:p></font></li>
<li><font face="&amp;quot">The basement can be built with this stuff saving the need to order      that separately and its cheaper than other methods too<o:p></o:p></font></li>
<li><font face="&amp;quot">No lifting equipment or heavy plant required on site<o:p></o:p></font></li>
<li><font face="&amp;quot">We will naturally lose a lot of heat out of the north facing      glazing at the back. Using a system like this, that utilizes so much highly      insulating concrete will store heat and therefore cut down on energy costs<o:p></o:p></font></li>
<li><font face="&amp;quot">We can render or nail in timber cladding straight on to the ICF to      save money by leaving out a brick skin<o:p></o:p></font></li>

I have performed this same analysis for many different building methods and cladding systems. It takes a lot of time but in the end it will be worth it in terms of money saved. I have also found and contacted people on the web who have built their own properties using these technologies as their guidance will save me a hell of a lot of time and frustration. <br />
<br />
One of the reasons for building my house using innovative technologies, is that I want to start developing apartment blocks and commercial properties using these new eco friendly building systems in the future once I have my house up and running. Buying a new property BMV is one thing. Buying a piece of land BMV and then adding value by developing quick at low build costs means a whole lot of value (=equity) will be created in a building that I put up myself. More importantly I can use good quality materials to minimise maintenance problems down the line and vastly reduce the amount of energy the building needs by focusing on energy efficient building methods. <br />
<br />
I have just had a call from a friend to meet up so that's about all I have to say right now. <br />
<br />
2009-2011 will be the best years (I feel) to pick up severely undervalued investment properties that we shall see for a very long time. I sincerely hope you prosper and achieve the level of success you deserve. <br />

The clock is ticking on my Switzerland adventure,  so far I have been hip deep in snow,  I have broken a rib, ribbed ligaments in my ankle, wondered into a nudist Sauna, (but not all on the same day), had a midnight tour of a new Basel night club (investment opportunity) as the owners are not awake during the day, raced snow bikes across frozen lakes and snow walked at midnight up a mountain and then eaten my body weight in fondue, a local tradition apparently. <br />
<br />
I'm looking forward to finally being able to spend a decent amount of time in the mountains. I leave tomorrow for 5 days of snowy fun and my first ever white Christmas.  <br />
<br />
While I'm away on my adventures,  I like to do things that I would never have the oportunity to do whilst beavering away in the UK.<br />
<br />
I have a couple of beauties on their way.  First of all is a weekend staying in an Igloo hotel high up in the Zermatt mountains.  and the Second is a visit to a transmitting tower,  the highest in Europe where you actually have to go 'under' the glacier through a ice tunnel to get there,  before you reach what they call 'The top of Europe' its stands at a massive 3705m the highest I have ever been.<br />
<br />
I also have a Milan trip,  and a Paris trip planned,  as they are both only a train journey from where I am.<br />
<br />
I am  currently experimenting with a few websites currently and the response has shocked me.  The main release will be in January,  where I shall let the sites loose on the public. Until then all the SEO and PPC campaign are running for info gathering,  and a final plan for marketing is coming in place.  Both sites are completely self running,  with no input from me required. This was the plan.  I have another couple of ideas in the pipe line too.  Wh00t.<br />

I haven't written a blog for a while...  so i thought I'd drop a few lines down,  let you in on what I've been up to...

I haven't written a blog for a while...  so i thought I'd drop a few lines down,  let you in on what I've been up to...<br />
<br />
I have been now living in Switzerland, for 5 weeks,  things are pretty good although having so much time on my hands and to myself, lets me play with lifestyle design,  and gives me the time to plan my next 12 months when I'm back. Setting goals was a TMA conference call that I had to miss as i was viewing a property, and I left the TMA before I got to down load it....  grrrrr<br />
<br />
That is defo  one of the main things I miss about TMA is spending time with people who are of the same thinking.... surrounding yourself with successful thinking people... plays a big part in making yourself successful.<br />
<br />
Anyhow so I have had to do my own research,  and I feel i can properly set goals, personal and financially now after much practice...<br />
<br />
I feel while I'm planning that I need to factor in to the one plan,  both personal goals, as well as financial goals,  as I think I'm the kind of person who seeks out new experiences in life...  and I feel wealth comes from many different angles and experiences is one of them...<br />
<br />
One of my main personal goals for next year is to run the London Marathon,  I have never done that distance before,   I have done a half marathon and some MA so my fitness is not to bad.  Now the financial gain is enormous,  as i have had to quit smoking,  and drinking...  I have not smoked or drank for last 5 weeks..  which is a massive achievement for me.<br />
<br />
So along with planning and too much time comes a few business ideas which will come to light in the next few months and I'm sure I'll be shamelessly punting them on forums soon... but business is as simple as planning and taking the plunge.  If it works and you can see it working rock n roll,  if it doesn't re-plan.<br />
<br />
I now have 4 ready to go businesses in 4 separate files on my desktop,  i shall open each one, in turn when I return  next March.... after skiing in Switzerland,  dancing the salsa in Chile and doing what ever Canadians do when I'm in Vancouver.<br />
<br />
I spoke to a ex-colleague of mine who is a very successful project manager, he earns 700 pounds per day,  he has bought land in Australia, he has the citizenship already yet his plans gets halted to work more, chasing that next 100k in the bank. He is stuck in the UK even though he is desperate to leave( I was trying to flog him property deals - but that's another tale)<br />
<br />
He said to me,  'god you attempt these business what do you just think them up and well do them?'<br />
<br />
Yes,  that's about it. I jump in the plunge pool.<br />
<br />
You know the scene,  your in a spa or your local gym, your in the hot tub,  its almost taking a layer of skin off,  and the next pool along is the plunge pool, the only thing that makes you shiver on the edge and not just dive straight in... is yourself. Your own mental fear.  All it takes is for you to take control and jump,  and my god you can get out quickly if needed...  but you have to jump, and that is the hard part.<br />
<br />
I don't want to do property right now,  now is a bad time,  I cant leave my job to take a contract, it just doesn't seem safe not in the current climate.....  we have heard it all before.<br />
<br />
Anyhow...  now I'm rambling on...<br />
<br />
So as far as property buying is concerned,  I have just lost a nice big NMD deal in Brighton,  from a combination of low valued property,  and asbestos...  there is still a glimmer of hope,  but...  I feel this deal is over....  The one thing about spending a season in the slopes...  I feel I'm missing all these great deals that are piling in at the moment...  bah. I hope the credit crunch hold out till I get back... although buy piles of cheap shares can be done from any Starbucks...  apparently in the share dealing world..  I am known as a bottom scrapper,  someone who buys only when things are down...  just a bit of fun if I'm honest I dont know much about stocks etc...<br />

So that's all from me at the moment..  I have Christmas booked in a hotel in the slopes..  and Ill be spending New Years in an Iglu hotel...  <br />

Hanif Khan gave a great speech on different investment techniques for this climate. He is an expert at finding below market value properties, buying them quickly and managing them effectively. <br />

Nick Pedrithes and Hither Mann - two investors you can count on to attend most of our networking events. Nick is an experienced landlord with over 100 properties in London and Hither is an optician from Coventry with a successful property business on the side. I have met Nick a couple of times in Leicester for a game of pool and to catch up on the latest property investing techniques whenever he is in Town. Hither helped my father in law get a pair of specs for 50% off the price he was initially quoted. Property really is down to who you know and not just what you know.<br />

The chap on the left is Hanif Khan. Together with myself, Manan, and Khalid he set up the ready made deals business which sources and sells between 30 - 50 below market value properties to investors across the UK. <br />

I'm on the left and Dennis Coote and his wife Hazel Reed are on the right. They run the Hampshire Property Club. We met at an Internet marketing seminar over four years ago and since then I have watched Hazel and Dennis go from strength to strength in their offline and online business endeavours. <br />

I look quite excited in this picture! This is because the two guys I am speaking to are both Gurkhas (<a href="http://en.wikipedia.org/wiki/Gurkha" target="_blank">http://en.wikipedia.org/wiki/Gurkha</a>) who served with the British Army. It is always a pleasure to meet with the best of the best no matter what the career is or where the other person is from. Coincedentally I met a couple of ex SAS guys at another workshop we ran earlier in the year - I'm still mulling over their offer to go on a physical fitness course with them!<br />

The workshop covered all our buying and controlling methods in detail and all attendees received a copy of our intensive home study manual. We took the opportunity to record the entire day to DVD and this is now available along with the home study manual and a fantastic support package.<br />

Our aim is to change the way property investors operate and is geared towards ensuring that as an investor, you have a whole range of products at your disposal, not just one. We will teach you how to buy and control property in today's market place using a number of methods including Chainbreak and circular finance and we will show you how we make the increasingly popular Rent to Buy work in practise, not just theory. We will also highlight the tax, legal and other pitfalls you will need to avoid.<br />

As you may well be aware, we are no fans of the many dubious No Money Down methods of buying property being promoted at present. We feel these are not only going to cause problems for the investor that may use them but also for the industry as a whole. Once the lenders come to realise just how these scheme are being &quot;hidden&quot; from them, we may well see even tougher criteria being introduced for the ethical long term investor. We are all likely to suffer due to the actions of the minority and the ill-advised.(or in many cases, completely mis-advised)<br />
