Its NO secret anymore

It’s no secret any more that our economy is pretty battered and bruised. Repossessions will be rising this year to unprecedented levels – over 70,000 which is the same number of repossessions in 1991 when the UK economy was last in recession.
Interest rates are low and falling which will of course affect the income of savers and unemployment is set to hit 3.1m people (10% of the workforce) according to the British Chambers of Commerce.
As you probably know, I am a full time property investor myself and so are all of my business partners. Together we own several hundred investment properties not to mention the 30 – 50 we sell every month as ‘ready made deals’.
My team of property experts and I also coach the members of my Tycoon Mastermind Alliance which is the UK’s only implementation program for property investors. As an incentive to make our members achieve outstanding results we will be giving away my personal Mercedes SLK 350 convertible sports car (purchased new for £38,000) this June to one lucky Tycoon Mastermind Alliance member!
All of this activity has given me a lot of ideas on how to take advantage of the current climate which as I am sure you are aware is possibly the best BUYERS market you will see for over twenty years. It may even be the best buyers market you will see during the whole of your lifetime.
I want to share with you how some of my Tycoon Mastermind Alliance members are taking advantage of the current climate:
- Those with spare cash are buying investment properties from 25% to 60% off their true market values. This is pretty bread and butter stuff which has been made more challenging by restrictive lending practices recently – this is why it is critical that you have a creative mortgage broker AND a knowledgeable firm of solicitors on your side...
- Others are sourcing and passing on deals to cash rich investors, making themselves thousands in finder’s fees in the process – this is a fantastic second income generating business that all property investors should be involved in…
- We have trained others on how to run their own letting agencies and leaflet distribution companies to get their own properties managed for free and their leaflets distributed for nothing too. In fact those who have implemented our suggestions are running their letting agencies and leaflet distribution companies as separate profitable businesses that provide a lucrative second and third income streams.
- Some members are buying large properties at very keen prices, splitting them up into apartments, creating separate leases and then renting out the individual units.
- All are finding exciting new opportunities using marketing and creative purchasing techniques that we share with our Tycoon Mastermind Alliance members.
This is why I thought you may find it useful to meet me, my team of property experts and my Tycoon Mastermind Alliance members in Central London on Saturday the 7th of February?
Before I give you the details for the meeting, you may be interested to read about some of the things I have done with our Mastermind Alliance members recently?
- Last year we trained our Mastermind Alliance members on how to call estate agents LIVE during one of our sessions to source deals. On the 7th of February you will have the opportunity to meet the members who actually went out and purchased below market value properties sourced during this session. Here are some pictures from this session:
As you can see the atmosphere is friendly and informal which gives us a fantastic environment for teaching.
The members worked in groups to solve challenges and source deals - the members told me later they enjoyed the process immensely.
- We took the group out in a coach to view some of our properties (one refurbished and two requiring refurbishment). The group were given exercises to complete to help them calculate how much a typical development project should cost and the timescales involved.
- We spent the day at my self build plot where I will be building a £1m home for my family. My architect came along to talk us through the finer details of finding cheap plots, gaining planning permission to increase value, building cost effectively and much more.
You can see my architect here showing one of the members around the existing property on my plot. This will be demolished to make way for my new home. The Tycoon Mastermind Alliance members were able to take advantage of all the experts that were available on the day to answer all their questions about property development.
- I took around twenty members of the group out to the South of Spain for a weekend of networking, sun, sand and sangria! During the Summer we also visited Alton Towers as a group which turned out to be an incredible trip – new members mixed with experienced property investors in an informal atmosphere where everyone was happy to share information and to help each other.
Here are some of the group enjoying the Sun near Marbella in the South of Spain. I take the Tycoon Mastermind Alliance members out to Spain every year during the Summer to bond the group and cement friendships. It is not compulsory to attend however so there is no pressure on any member to fly out if they cannot make it.
- In December I asked each member of the group to come to the front and describe their three biggest challenges in this climate. The rest of the Tycoon Mastermind Alliance then wrote down their answers and gave feedback over the microphone which turned this session into an invaluable consulting session for all of our members.
- Next month we will be visiting my business partners Hanif Khan’s letting agency in Birmingham. They manage over 400 properties (including some of my own) which has given them a huge amount of experience in managing a large property portfolio effectively. Members will spend the day with all of the letting agency staff to learn how they can better manage their own properties to maximise their rental income profits.
- And many other opportunities to meet up and learn from established property investors. These meetings take place all over the UK.
On Saturday the 7th of February from 4pm onwards we will be holding a special ‘meet the implementation experts’ session in Central London where you can spend the evening with me, my team of property experts (mortgage broker, property finders and letting agent) and of course all of the current Tycoon Mastermind Alliance members.
We will teach you several simple and easy ways for making money in property in this climate – even in London. I will then introduce you to our Tycoon Mastermind Alliance members and my team for any further questions you may have about making it in property.
