On Saturday I appeared in my local newspaper the Leicester Mercury (see below for the article). I represented the views of local landlords. The article turned out to be very well balanced. The gist of it was this - in the current market there are plenty of deals about, the rental market is very strong, people still need somewhere to live however the rates on finance at the moment aren't fantastic which means you'll need to be buying at a minimum 20% below market value to get your deals no money down. You will also need good rental returns to make the deals stack up. To help our fellow investors, we're putting on an event this weekend to show property investors how to continue to make money in this market - http://www.property-system.com/AskTheExperts.htm

I went to see an old mechanic friend on Saturday to get some welding done. A 10 minute job turned into a couple of hours at the workshop chatting away and meeting other old friends. Experiences like this are the kind of things you just cannot buy no matter how much money you've got.

Having said that, I went to a very nice wedding party on Sunday put on by a prominent well known property developer for his son. The highlight of the evening had to be the girls from sugababes appearing on stage and singing live for an hour! They all seemed really down to Earth which you don't see in many successful people. I hope they continue to do well in their careers

Last night I want along to the Birmingham PNC meeting on Broad Street where myself and my business partner Hanif Khan gave two speechs to around 50 property investors on how the professionals are now buying properties no money down. There is a lot of confusion about this at the moment and several companies doing things which frankly amount to mortgage fraud so we explained our system in concise detail to everybody present. If you'd like to use our system to buy properties no money down you can submit your deals through http://www.property-finance.com. Our brokers will contact you to get things underway.

All my spare time was used up either looking for/at deals and picking up ideas for my self build project which is coming along well. On that we should have our designs in place within the next 4 weeks.

Our new mentoring program http://www.property-system.com/index...ntoringprogram is filling up quickly. It seems a lot of investors are excited about the prospect of driving off in my car! I'm hugely excited to have the opportunity to help 100 property entrepreneurs implement all the strategies that are out there for finding and buying below market value properties. I expect in a years time this blog will be full of success stories for people who have participated in the program.

Finally I dumped a skip load of soil at the entrance of my plot last Monday. This will stop anybody driving on to the plot to dump rubbish. I doubt this would happen in the area but it's always wise to protect yourself. I have attached a pic below of my dog Bruce inspecting things

Take care of yourself and happy investing.
