Self build diary - How I lost the plot...

2nd December 2007
  • Threw a party at my house for some close friends. Took the opportunity to have a good chat with a very experienced developer friend. He’s been in the property investment and property development businesses for at least 40 years by my estimates. He made me realise how much money I could save by taking a more active role in this development. I decided I’m better off doing my own build and not working with Huf or any other package builder. I’m just not going to get the added

Self build diary - Chasing people and dealing with mistakes!

Nov 2007 8th 2007
  • We’re still waiting for the contracts to arrive from the sellers side.
  • The seller is answering our calls and cooperating – even taking our calls whilst at his solicitors office so that tells me things are ok. His solicitors are just slow by the looks of it.
  • I’ve taken the decision to instruct my soil investigation at a cost of £2k. The delays are good for us because I can get all my affairs in order. The site survey takes place tomorrow. The soil investigation works

Self build diary - Putting the deal together

Posted 14-03-2008 at 01:09 PM by Parmdeep Vadesha

October 31st 2007
  • Broker came over for 3.5 hours today to go over the application forms. We came up with lots of queries… What’s the VAT situation with using a German house builder? Self build is zero rated for VAT purposes but I’d still like to double check this point.
  • My surveyor asked about the silhouette elevations of the existing property. I checked with the lady at Huf Haus to make sure she needs them. This is definitely needed so I’ll instruct that at a cost of £200 more for

Self build diary - How to get the highest valuation possible

Posted 14-03-2008 at 11:47 AM by Parmdeep Vadesha
Updated 16-02-2009 at 11:38 AM by Parmdeep Vadesha

Friday 26th October
  • JUDGEMENT DAY! Valuation day today. Without a high enough valuation from the bank this project is going nowhere. I’m nervous but make sure I prepare well the night before and in the morning. Memorised some of the sales literature from Huf Haus
  • Valuer turns up about 30 minutes late (another appointment delayed him) which was nice because I had the chance to just stand on the plot and soak in the sounds/views for a while. It’s peaceful and calm. I’m

Self build diary - taking the project forward

Posted 14-03-2008 at 11:37 AM by Parmdeep Vadesha
Updated 16-02-2009 at 11:44 AM by Parmdeep Vadesha

Summer 2007
  • During the Summer Paul made several visits to the Scraptoft plot with varying results. The problem from our end was that the seller was not particularly motivated to sell. He had been refused planning permission for a proposed development of three extra detached houses on his plot.
  • This didn’t surprise us at all. With Countryside locations the planners are always particularly sensitive to over development (as they should be). The seller then decided to appeal this decision.

Self build diary - How to assemble your team and decide on a property to purchase

Posted 14-03-2008 at 10:34 AM by Parmdeep Vadesha
Updated 16-02-2009 at 11:44 AM by Parmdeep Vadesha

To continue from my last blog post I’m going to tell you a little bit about how I managed to tie this deal up...

I mentioned in previous posts that I’d direct mailed all the estate agents in my County for off market plots. From that mailing I met an ex estate agent turned property finder named Paul Humphreys. He called me, we had a chat and I decided it would be good if we met up and discussed my requirements.

Right from the start I liked his professional attitude and...

Self build diary - How to make money as a self builder

Posted 13-03-2008 at 03:28 PM by Parmdeep Vadesha

Think like a developer!

As I’m covering a self build project in my blog, it might be worth defining what “smart self build” is all about and how you can build yourself a beautiful new home without throwing your money down the drain. I know a lot of buy to let investors have explored the possibility of developing properties (like myself) but they are put off by the many unknown elements and perceived difficulties.

An entrepreneurs primary job is to take resources...

Self build diary - How I found my self build plot

Posted 13-03-2008 at 02:28 PM by Parmdeep Vadesha
Updated 16-02-2009 at 11:44 AM by Parmdeep Vadesha

Ever since I started in the property business I’ve dreamt about finding a nice plot of land and building a nice house for myself and my family – I’m sure many of us have!

For a few years I would do what most people do… Have a look on rightmove.co.uk when I had nothing better to do, randomly drive around on a Sunday afternoon and keep an eye on the paper for plots.

I soon discovered oven ready plots (those with planning permission granted) in my area are very...

Updated 16-02-2009 at 11:45 AM by Parmdeep Vadesha

In this blog I will be documenting my self build of a large luxury home set in 1.55 acres in the Leicestershire countryside right from the very beginning up until I move in.

I will be including lots of pictures, videos, audio interviews and diary comments to help you learn how you can do something similar for yourself.

This post contains my diary comments from May 2007 which is when this deal really started to come together although I have had my eye on this...
