Hi Everyone! I'm Suzie and this is my very first blog, so bear with me!
mmm where to start, a little about myself and how I got into property... In 2005 my husband and I bought a house which I'd fallen in love with and had to have (I'm a woman, that happens!) but it was an absolute nightmare from start to finish because the vendors (who were chinese and spoke no English) kept changing their minds about selling, 3 times they took the property off the market, once was even after we'd exchanged and we had all our belongings boxed up ready to go!! My solicitor said he'd never met anyone so indecisive. I spent hours on the phone trying to sort out the mess (my hubby's very laid back so left it all to me) Each time it happened I appealed to them to reconsider (through a cousin who spoke English) trying to convince them they were doing the right thing by selling and even offering to buy the house without the EA, I posted them letters too, they got fed up with my persistence but eventually agreed the sale. On the day I got the keys I could've cried!!!I couldn't believe I'd got it, and through my own persistence but although it had been stressful I had a great sense of achievement and realised that if you want something badly enough you have to put yourself out and go for it 100%.
Last year, 2008, I read a book by Andy Shaw called "Money for nothing and your property for free", once I started reading I couldn't put it down and as soon as I'd finished it I set to work implementing what this guy had advised (basically it was about buying BMV with 25% deposit, waiting 6 months, re-mortgaging, take your deposit back then buy another one) We had quite a bit of equity in our house so re-mortgaged to take out finance. I really enjoyed sourcing properties, viewings, dealing with EA's, solicitors etc and within a couple of months we had our first BTL (3 bed semi with conservatory, repo, was originally up for 125k, then 115, we offered 92 and got it.) I sorted out the refurb, found a good letting agent (who only charges us 5% for management) and within a month of buying the property it was let. That was September '08.
As we still had finance available to draw down I set about finding the next one which was also a repo (3 bed semi on a large plot, enormous garden, just needed a paint job) I got this for 85k and again had tenants in within a month of the sale (I don't like to mess about lol) tenant moved in May this year (09)
I spent hours on the net researching property info and searching for information about BTL, got scammed a couple of times, joined various forums, subscribed to a couple of web building sites etc until I came upon Deep's site -not quite sure HOW I found it or why I was drawn to it after looking at so many, but I'm glad I did!
I ordered the "Success through property" guide which I'm 3/4 of the way through, then decided at the last minute to join the TMA, just got in before the first session (and thoroughly enjoyed it)
So, that's why and how I'm here
I'm very impulsive which is not always a good thing, I've wasted a lot of money on the internet whilst trying to MAKE money, but after meeting so many good people at the meeting and hearing all the success stories I've been inspired tremendously and I'm determined to put 100% into this to make it work.
Since the first meeting (1st August)I've done loads...
Set up my first website (which needs a lot of work but it's a start lol..and gives a bit of credibilty to my flyers, mmm I hope) designed and ordered 10,000 flyers, sent letters to 26 EA's (am intending to visit many this week) got an 0800 number & business phone, spoken to letting agent re best area's for letting, posted flyers in local shops, ordered decals for car, viewed 12 properties, put in an offer (which was refused ) and spent hours and hours online looking for properties and reading the posts on here for information.
In fact, because this has taken up so much of my time the housework has been neglected and it looks a tip
(at least I know who does all the work around here
) and I work 4 days a week as an MCA in midwifery for the NHS, I really don't want to be there right now but can't afford to leave my job (YET) but I'll certainly work on that!
Anyway, enough ranting, if you're still with me thanks for listening haha.
I'm off for a sit down and a glass of wine now, just gonna chill (a rarity these days) so 'cheers' to you all & take care,

This is a great read, i take inspiration from this.
I am still looking for my first property, like you, i have been reading through different forums. The Tycoon forum is simply the best, my other half is constantly saying are you on that laptop again, (dont think she really understands)I'll prove her wrong!!! lol
