| | no planning or building regs hi all,
i am looking at a property which is a semi with garage attached to side
at some point the garage has been converted and extension built over the top to form a bedroom
i am led to beleive that this has been done without the consent of planning or building regulations
i will visit the local planning office next week, but do any of you know what they may tell me (i dont know when this work was done) so i can be a little prepared
can retrospective planning be granted? and is it possible to do any necessary work for building regulations?
any thoughts or help appreciated

| | If it was done more than 4 years ago and nobody has complained then no need to worry about planning permission and you can apply for a certificate of lawfulness if you want.
For Building regs you'll need to apply for a regularisation certificate. | | The Following User Says Thank You to Tim Moorhouse For This Useful Post: | | |

| | You may also be asked to dig an inspection hole in the garage foundations to prove that they are able to take the extra load of the extension above.
If it can't, then the extension will have to be underpinned, which maybe expensive.
