If you do your homework and it really is 25% BMV then fine, why not? Need to know you can rent it so if it's in an area of over supply proceed with caution. Another thing to bear in mind is that many lenders do not like lending on new build flats in city centres so make sure you can get the funding befor you make any commitment.

Hi there thank you for reply back so if the rent stacks up and have tenants ready to move in with a positive cash flow of £150 pcm

with RICS value 25% bmv all good then would you consider it as a okgood buy
