At some point in the future the interest rates are going to go back up, who knows when but one thing is for sure it's coming!

I decided NOT to take rate cap insurance last June, so saving £1,300 per month. Our business plan also puts BBR at 1% Jul-Dec10 and 1.5% Jan - Jun11 and 2% Jul-Dec11. So yes, I guess we are ready for the rate rise. At BBR = 5.5% we stop cash flowing, so that would be nasty, but I guess there are folks in worse situation than us

I did not expect a great response in terms of comments on this poll due to the nature of the question. Naturally people arent going to say 'ye im screwed' or whatever but looking at the poll results, where many have patrticipated, it does make it interesting to see the uncertainty for many investors on the forum.

| | I am behind schedule on the warchest I am trying to build up but this is because I have been spending quite alot on property refurbs, new windows/doors, new central heating systems, re-skims etc. This is so I can keep refurb costs down when rates start to rise.
