Find attachment for a company from Northallerton Prime Investigations. I used them 3 months back to look for a missing tenant who abandond one of my props and left me with all their crap. They work on a no trace, no fee basis, charge £29 + VAT for a successful trace. At the time after a couple of weeks I found the missing tenant myself through my contacts, and they did not charge me. I have written the name of the person i was in contact with through this company on the attachement Denise McCullum, give her my regards if you contact them.

| | I used a debt collection and tracing firm who's name I should probably not mention, begins in R and ends in S, and they were dreadfull. I ended up chasing them more than the tenants which was the last thing I needed. I paid them an up front fee of £400 + VAT for unlimited traces and immediately gave them three tenants to chase, two of which I had addresses for. They actually came back to me on the one they didn't know the whereabouts of and asked for more money to carry out a more advanced search!!!!! Needless to say I refused.
Their all-round advice and service was shoddy to say the least and they were wholly ineffectual and unprofessional. One of my bigger mistakes and a total waste of money.

Many thanks for the attachment. It's one of the activities I intend to take up to chase past bad debt. If you read another thread "what's stopping you getting to the next level", it was only four months ago that I got the MI together to quantify the bad debt - that's how much improvement can be done to an existing operating company that's been too much neglected. Operations manual by Nov2010, debt chasing by delegation to a written procedure by Jan 2011. We have around £15K of bad debt never followed up in the last 30 months.

Jack gave details of, I did a quick search on facebook using an e mail address I had for one of the tenants, found her, basic info showed me the town they have moved to. I then follwed link to her husband & found company he is now working for - which is really the info I was after so I can chase AOE order  |  |

I had a similar situation many years ago when tenants of mine completely trashed my house costing approx £20k damage and then did a moonlight flit in the middle of the night. That was 14 years ago so you can imagine how high the bill really was back then.
A chance phone call to the electric utility supplier to inform them of change over of account name and I was having such a friendly chat with the person on the phone about life in general that they gave me my tenants new forwarding address without realising it. I felt like I had won the lottery that day!
