Default Are you doing your passion?

Parmdeep mentioned something very interesting the other day that I'd like to share with you.

He mentioned about specialising in what we are passionate about, so that work doesn't feel like work. For example he likes to do deals, but doesn't like managing properties so he tries to spend as much time as possible doing deals rather than managing properties.

It made me think about what I'm passionate in, and what bit I'd like to be involved in when doing deals, and what bits I rather outsource to other people who love doing what I don't like to do.

So I'm just wondering what YOU do to increase the time you spend on things that you are passionate about, and what do you do to decrease the time you spend on things you are not passionate about?

I'm passionate about good looking women and I devote much of my time to that excercise.

The one thing I seriously dislike is vetting tenants and I can't wait to get that off my back. I'm begining to learn that my time is best spent looking at the bigger picture and not getting involved in the hands on stuff too much. I heard a couple of quotes the other day by John C. Maxwell that went "Almost everything in life you should not be doing" and "Don't put off till tomorrow something that you can get someone else to do today". Basically, find the right people to teach and motivate and then get them to do the work. You don't see Richard Branson, Lord Sugar or Duncan Bannatyne roll their sleeves up and get dirty unless it's a publicity stunt.

Hi Have to agree with your Rob,

I'm trying to build my portfolio and have done/ doing some interesting deals that i'm really enjoying. I dedidec from day 1 that i would use agents as much as possible to keep me out of the day to day stuff.

I have however done 6 refurbs in the last year or so, and although i started outsourcing the work, finances dictated that i roll my sleeves up again.

I'm trying to keep looking at the big picture and prioritising new deals over the refurb work, but it would definetly be nice to get to the place where i can outsource everything.

Hi guys I dedicate a portion of my time each week into looking for great people who complement me and can do the things I hate to do. good partners and team members changed everything for us but you have to remember they will not come looking for you - you have to invest time to meet new people, it's well worth it... all successful businesses are made up of a number of great people working together

Spot on ! Invest in people.

I love being in and around new people, getting to know where they came from, wha tthey did etc etc, I find it fascinating and it can keep you on your toes, inspire you or at times make you realise jus thow lucky you and life is ! I would talk to the devil if I could, but probably not do a JV with him

Smile Greetings & Purchase of a property.

Dear Fellow Tycoons,

Greetings ! My name is Phillip and I am new to The Property Tycoons.

I am also planing on investing in property just as you all are doing.

I would like to ask my first question please. The question is, is cost effective to to purchase a property privately or is it better to purchase through a Real Estate agent.

Thank you.

All the best with your property investing.

Your's sincerely,

Phillip Longley.

Establish very long term relationships with employees, vendors and customers. Property, for me, was a mad rush between 2006 and 2008, whilst our first business was already established for 15 years in 2006, and our second business was established for 7 years. I have spent the last two years coming to terms with the need to turn our property portfolio into a business that is managed just as well as the first two. I am enjoying the mentoring of the new Property Manager, developing standards, policies, templates that I should have done years ago, and finding ways to improve our other businesses' reporting mechanisms at the same time.

I love deals, and I hate Operations. We have competent Operations Managers, who tell me that our 15 year old processes don't need changing, but since I got onto the Property Portfolio standardisation, I know they are just ordinary human beings who can't see how a few seconds shaved off each activity they have been doing for donkey's years will result in improved productivity. I would be the happiest guy on earth to create LESS work time for our staff than MORE work time, but I know they will just take any of that recovered time and work on other things. Having good staff dating back now over 20 years, I think it is the single most precious thing to me. The fact that we are friends to boot makes it all the more rewarding.
