Local papers good I also put ROOMS 4 RENT boards out on all my multilets.Once you get bigger in an area the calls come more often..challenge is vetting when a sign goes up 2 or 3 or the local samckheads(in Donny) also show up so you have to be good at selecting..I also get that wrong sometimes just part of the game.
I am about to go on Rightmove £295 per month but a friend of mine who is an agent getting more working enquiries.I also put out random V boards ouside factories that have polish or latvian workers plus I have leaflets in all the local shops and the hospital.
Right now we are finding it hard to buy without the mortage comapnies pulling out at the last minute mainly TMW??so I am buying
HMO's licenced optioning properties and taking on Guaranteed Rent Houses some from agents and some private landlords I have 9 now 2 more in the pipeline neting between £400 and £1000 per month with each one and on a 3 year
ast or 5 years for private landlords(agents will only do 3 years at the mo).Its quick its easy no hassle or mortgages etc you quickly also become an expert in an area.
Much of what we do is Housing Benefit..its dooable we make alot of money but you have to be a strong person(emotionally..stress) to do it and really organised we have 17 Multilets 8 I own 9 Rent Guaranteed ones.I am also converting any of my houses that come vacant if you can cope with the housing benefit tenants(many are great 10% and NOT!!) then you can do this anywhere in the UK
