Try Boswells -

You can get rates circa 60p in the £ for volume

You certainly should not be paying more than £1 per £1k insured.

I am led to believe that premiums have increased this year, particularly dss. Its worth shopping around and asking other landlords, you tend to always be able to save money with research and advice

Hi Les...
I've used Towergate for about 5 years now, and I must admit I have to keep an eye on them!
Every year they try and put the premiums up, but still I challenge them and manage to get it down year on year. I'm paying about the same now as I was when I fist used them.
I remember them last year telling me that premiums were going up,about 20% because re-build costs had gone up so much. Yeah right! We all know labour costs are down 15-20% in the current climate, so dealt with that no problem.
Might give Boswells a call anyway :-))

Hi Ainsworth, Thanks for that. Tried all ways to get quote below £1 a thousand but they seem to be coming in around £1.20 occupied and £2.50 un-occupied so looks like I will have to swallow it this year.

Default Insurance cover

I would recommend getting in touch with all the companies below.

I would give them at least a week before your renewal. I believe you will find that the smaller the portfolio the less opportunity you will have of getting the lower rate.

You need to know what risk cover you want. I like to ensure I have full cover of at least 2 to 3 month during a void just in case I have one.

I want cover for DSS.

I want at least £5,000 contents to cover carpets and non fixed items.

Understand what you want and what they are offering. If you are prepared to take a risk, which insurance is, reduce your cover and the premium will come down. I know I reduced my renewal this year by 20% but I compromised on the level of cover I had last year.

Someone who says they got it for less may have less insured cover.

Good luck.

Glen 60p is very low and although I am sure that you give them a lot of buisness do you accept a larger excess to help keep the price down?
Do any other members accept part of the risk to keep the price down?
This can be done by the larger access or insuring for maybe 10% less than the true rebuild value which means if there is a claim the insurance may pay you out 10% less than your claim because of being under insured.
