Default going rate for private funds?

Hi,
I have a conversion deal coming up for which i was thinking of approaching private individuals who may be interested in loaning funds for a monthly interest payment,and was just wondering what you guys thought was a reasonable monthly payment to offer as a percentage.
I am interested in your views and look forward to hearing from you all.

Thanks Ramnik,that's roughly what i thought but i just wanted to confirm with you guys first.
I was thinking of actually offering maybe double this,4% or 5% per month as a means of attracting investors quickly as theres plenty of equity in this deal once its done,but i'm not sure as this may make potential investors wondering why i was offering these rates compared to the going rates,when in fact all i'm trying to do is secure the deal first and take a smaller slice of the pie rather than none at all.How do you or anybody else feel about this?
Again i'd like to hear your thoughts on this.

5% per month would certainly appeal to many investors on here I believe.

Can you share some more details about the deal?
In which location is the property you are buying?
How much do you need?
How long for?
And what security can you offer the investor?
What's your exit strategy?

Hi,
The property is in the borders,about an hours drive from edinburgh where i stay.What i'm looking for is approximately is £40,000 to cover deposits costs etc,but excluding conversion costs which i'll take care of.The funds can be secured as a second charge against the purchase or against one of my other properties,and i will need these funds for 2 or 3 months .I will then after the works ,either remortgage or sell to release the monies.
If this is of interest to you or any body else,let me know and i can fill you on any other details that you may require.
