Default leafleting response/conversion rate

Hi All

I am working towards my first leafleting campaign and would like some feedback on the following questions:

What is the typical response as a % of leaflets distributed?

How many visits come from this?

How many deals come from these visits?

I appreciate that there are many variables that dictate the response rate such as socio-economic make-up of an area, the targetting within that area and seasonality. Moreover, I undestand that the conversion rate will be dependent upon negotiation skills. However, I am hoping to use your feedback to come up with an estimation of the money I need to spend on this.

As you say there are many many variables that will affect your response rate to leaflets including:

Leaflet content
the areas you are targeting
the situation of potential sellers at any one time
whether the leaflets are actually being delivered! etc etc.

On average i would say you should get between 5 - 8 calls per 10,000 leaflets you deliver (assuming the leaflet content is right)

Depending on how new you are to the game i would say push for visits on all of these to get your confidence up, even if there is no deal there, its good practice.

On the side of how many deals would you get per visits - I wish someone could tell me that, for example. When i first started i put out nearly 40,000 leaflets before i got a deal, then you may just put out another 1000 and get another one!

Again on average i would say you should be looking at around 1 deal per 10,000 to 15,000 leaflets depending on where in the country you are and your level of competition.
In my neck of the woods its probably more like 1 deal per 20,000 - 30,000!

Generally speaking, depending on the wording of your leaflet and if it states the right message, you should get about one BMV deal per 10-15k leaflets distributed. Competition is rife, persistance is key so you may find you have to distributed more. A typical response rate is 1%.

10k leaflets printed are approx £100 and these delivered at £25 per 1000 equates to £350 printed and distrubuted.

Only visit properties where you think a deal is feasible. Ask about o/s mortgage, secured loans, reason of sale and any arrears. You could visit all your prospects if you wanted to but pre-qualification is key.

I was in lucky as my first six home visits reaped me four 20%+ BMV deals.

As you state, this is all about negotiation and understanding the needs of your prospective seller. Understand them, compromise with them and you will be onto a sure fire winner.
