I'm newish to the property game and need to have a strategy for sourcing below market deals. I see so much to read and so much advice but it is hard to know where to begin.

My strategy is to source as many BMV properties as possible. Once I am doing this I will then sell on the deals which I cannot handle.

At present I am just looking at deals other people are offering which goes without saying are probably not the best deals. If they were the person who sourced them would take them. In reality I imagine the best deals get taken and the leftovers are sold.

I would like some advice on the best way to go about marketing myself so people will come to me. Would this be:

-Website
-Leaflet drop
-Other ways?

I am sick of people offering seminars for a grand as I'm sure they are not worth it. I would just like some mentoring by someone who could show me the ropes.
