| | Caught out by the babysitter! Word of Warning:
I rang a SRB vendor today, John Smith.
1) A lady answered hello.
2) I said "Hi, could I speak to John Please"
3) She asked authoritatively "Sorry he is out at the moment, who is it calling?"
4) I said politely, "It's Phil Martin from xxx regarding Sell and Rent Back options" "I'm returning his call from our leaflet"
5) Smiling I ask "So are you Mrs Smith?"
6) "No" she said, "I am the babysitter", "They will be home after 7 tonight"
7) Oh thank you, "I will call back later"
Guess what happened when I called back.
He had the right hump about the babysitter knowing his business. I had breached trust, confidentiality and data protection etc.
A simple but foolish mistake, probably not lost a deal, he was Mister BA Bad Attitude anyway, looking for full MV and more.
But still, the clear lesson is number 4) and 5) should have been swapped around. | | Connect With Facebook to

For this reason i will never leave a message with anyone other than the person who has contacted me, (until i know everyone in the household is aware of the situation) and i dont leave descriptive meassages on open land line answer phones, i will just say "its Shane Pavitt calling, im returning Mr/Mrs Smiths call".
If i have a mobile number i will call that and leave a descriptive message as you would hope only the person who contacted you would have access to this!
Bad luck phill, sound like he was a dreamer anyway, just on an aside, i had a call the other day from a guy who said
"hello is that sell house quickly or whatever" well yes i said its xxxx "are you the guys that'll pay 100% for my house" no i said politely but good luck with that anyway!
I know you can use options etc to make most deals work but sometimes people dont want anything less than 110% Mv in cash within 7 days!

How does using an option make a property deal stack up?
