Default Cannabis Smoke Problem.....

A friend of mine has a rental property in Kent - the excellent tenants he has have recently given notice to move out, citing the reason being the smell of cannabis smoke (allegedly) coming from the house next door, which permeates into their house. My friend has previously recommended reporting the household to the authorities, but the tenants are reluctant to 'grass' on their neighbours. They previously complained about the smell directly to the neighbours, who did moderate their consumption for a while, but the problem has obviously returned. My friend is reluctant to go to the authorities himself, in case this causes problems for his tenants (who have a young child) from the culprits.

Can anyone recommend a sensible course of action to take here please?

Ring cops and let them deal with issue. Why should you lose out because of some scroats.

Yes I will get grief for this from the people want to decriminalise it but this is about your business not someone elses lifestyle.

Totally agree with Oliver. You're running a business and the neighbours illegal activities are having a knock on effect with your cashflow.

Who's to say there isn't a cannabis farm next door. If you received a phone call to say your tenants had died due to next door being a cannabis farm with an illegal electricity hookup and it burned down in the night you would feel responsible.

You have a duty of care to your tenants and by sheltering this activity from the authorities you're not protecting your tenant from problems. They can always use you as the scapegoat if the neighbours cause problems. Bottom line they're moving anyway if this continues - you have nothing to lose and everything to gain.

Agree with Phil. A cannabis farm or something like that has a very high risk of causing fire. If the smell is wafting into the property next door, chances are it's going onto the street as well so it's only a matter of time before someone reports them anyway.

On second thoughts any savvy investor would consider a JV with the neighbours!!

(just for the record and any police on this site that was most certainly a joke - you never know these days!)

I've had this problem...

The police wouldn't listen to me until I accused them of neglect & I said the tenant was going to get a 'no win, no fee' solicitor on them - then they woke up...

Police went to property & fortunately the smell was present at the time.

They did a police flyover intitially.

Then after no result they proceeded to door knock & explained they were knocking on all the houses in the area (they knocked on about 8 in the street).

No culprit was found, but 2 other neighbours in the block of terraced houses had the same smell.

Police did another flyover & then the smell 'disappeared' !!
