Post North West Investment Oppertunities

Hi Everyone,

My wife and I are new TMA members, started last Saturday 7th August. We are so looking forward to meeting as many like minded investors as we can, we shall be attending as many meetings and trips with Deep & Hanif possible as we feel networking is vital to succeed.

We are currently living in North London but are looking to relocate to the North West of England by November 2010. We have journeyed once so far to Wigan to see if it would be possible to start our investment there. We shall be going again this weekend to look at St. Helens & Stoke on Trent. Our aim is to buy BMV to refurb and sell on, and to hold some for BTL. We plan to do this slow & steady and create a solid foundation and have properties that give us good yeilds and good cash flow when sold on (just like everyone)

Q:/ Would we be right to think properties in the South would give us good capital growth but poor yeilds, and in the North good positive cash flow & yeilds, but slow capital growth?

We would love to hear from investors already in the North West and would gladly take any advice they care to give to us. We have spoken briefly with a couple of local investors at a TMA meetings and plan to go to the Wigan Property Meeting later this month.

Hi Inde,

I have a few properties in the North West and the ones I'm holding have excellent yields, though as I bought them around 3 years ago their value hasn't really increased.

I'm trying to do refurbs to sell on and I have a couple in St Helens. I thought I bought at a reasonable price but am finding them very slow to sell. It looks like I'll have to drop the asking price and take a hit on my profits. The answer seems to be to buy extremely cheaply and then sell them on at a very competitive price, but even then there aren't that many buyers around.

Have you offered any incentives to prospective buyers....? 5% gifted deposit or legal paid etc...?

Good to know.

I agree with Andy about gifting and offering incentives and I noted your earlier threads on this subject. Did you go back to the EA and explain to them how it worked? If structured right you make you property available to many more first time buyers with only 5% deposit saved, and by throwing in free legals, moving costs you will be better off then just simply reducing the price.

Good luck and hopefully we could meet up sometime in the future to exchange ideas.

Yes, I did try it for a while, even though the agent said he didn't recommend it - he said there was only one mortgage company that would allow gifted deposits. I'm sure he's wrong about that, but anyway the offer didn't attract any interest so I've gone back to reducing the price by 5%.

I'm sure it works in some cases, but not here.

Currently we are in a hotel in Wigan as I type this reply. We have been sorting our leaflets in the area we are thinking of relocating to. As you are just down the road I'm sure we will meet up and do something in the future together. I will be at the Wigan property meeting on the 24th Aug at the Thistle hotel Haydock where I will be meeting up with another new TMA member. It would be great if you could be there to, as both I and this other TMA member would love to talk to you about our plans and how we could all help each other (the other member is in The Wirral) and is already buying and letting properties as we speak.
