| | Hi I'm Matthew Needham - New to the forum Hi, I've just joined the forum this week on the recommendation of Phil Martin (Rapid Property Group).
I have a number of investment properties, although very few have been acquired on a BMV basis.
I'm hoping to do some lease options soon, especially as mortgage finance is so difficult to come obtain.
I'm looking to invest in the Nottingham, Derby, Leicester areas and am happy to make available leads I acquire, either in these areas or anywhere in the UK. |  |

| | Here we go Hello to everyone
My name is Rob West, I'm 37 and I live in Worthing, on the South coast. I've been involved in property since 2001 but for the last two years I've been back in rat race as an electrical engineer. Missing working full time in the property game like mad and can't wait to get involved again.
Came across Parmdeep's podcast and have been downloading all the previous podcasts and think I have picked more useful information in the past three weeks than in the last nine years.
I started out renovating properties, which I did for a few years and evolved into sourcing plots and picking up buy-to-lets. I've made some enormous mistakes on the way but have managed to get together a portfolio of a dozen properties and a couple of plots which I've so far kept hold of. Everything I own is within a 20 minute drive from where I live so at least I have the advantage of rapid response.
Juggling a full time job, a young family, making sure the dog gets walked and running the rentals is, at times, pretty stressful but I'm convinced I can wave goodbye to the 'day job' if things work out with you guys and then my life may some semblance of normality.
I've managed to build up some pretty good contacts/friends in the estate agency world which is always a useful starting point but I'm keen to learn more on other ways to source deals.
I remember when the recession hit me. It was on the 22 May 2008 and within six weeks of that date I'd rented out our house, moved in with parents (with my wife and two young children), re-homed the dogs, sold my car and got my old job back (which I'd left eleven years prior)! You could say it was a low point.
I'm now back in my home, have one of the dogs back, and life is slowly returning to normal. At last I seem to have got my mojo back and am fired up, ready to go in the property arena again.
Apologies if I've gone off on one but that is my introduction. I look forward to sharing all the useful (and not so useful) stuff I've picked up along the way. I've had some adventures; squatters, cannabis farm and my attempt to steal a house and claim it under possessary title are just some of the things that spring to mind.

My name is Phoebe and I am just starting out....I am astonished at how much stuff there is out here on the net to get she strated and inspired.
I have a cash investor who is ready to buy. We live in Derbyshire, I have been looking for deals in a 40-50 mile radius. We are after a family home. I was thinking that since it is a falling market that perhaps it would be better to source a property that does not a need alot doing to it to move it on faster. He already has 50 properties with tenants and so he wants his next project to simply flip! However the property that I am looking at for him is not selling on the market as we speak so how would I promote this to him. Its on for Ł260K but buyer will except Ł200K, he says the estate agent priced it at Ł280k. I was thinking that an open house sale in these climates might be an idea? cheers

| | Hello everyone, I am new here but been on Parmas list for years. I used to own 9 properties in Liverpool. Sold them all to move the investment to Florida,wealth area for New York tenants. Then 9/11 kicked in and lost everything over there. Thats been a while ago as you can imagine, since then my offline business has gone due to the recession. So having taken stock of all of the above, and retaining an interest in property all along, I want to get back in to property. My current biggest hurdle is lack of upfront cash, so as 100% mortgages are not readily avaialle as they used to be , I am considering lease options as a way back in. I know there are 100% mortgages out there but do not know know where to find them. I am still pretty savvy about property and know quite a bit about renovation so I know what I am looking at . Finally, I am based in Liverpool, lots of BMV delas and low cost property up here so if I can help anyone on here feel free to contact me. I network a lot so that helps. Looking forward to getting to know you all. As I said feel free to contact me if you are interested in Merseyside area.

I am Kathryn and I live in Solihull, West Midlands. I have just joined this forum. I have a few properties which I manage myself. I am looking to increase my portfolio, as well as generating other spin off businesses from property. I am also interested in joint ventures.
I have a specific question about commercial lenders. I attended the Birmingham Property meet when Ranjan spoke about buying from auction. He also mentioned the names of a few commercial lenders and I did not write them all down. Does anyone have a list of them?
