Hello Everyone. I have actually been a member for some time but have been heavily involved in a major refurb/sale of a large property in Norfolk and have personally moved house twice in that time, but I am now back in a position to invest in BMV properties. Having completed our large project I have learnt that large properties tend to have much a longer turn around (niche market and all that) and am looking now to invest in smaller properties - 1 to 2 bed in the Boston/Lincoln/Sleaford area. I have been keeping an eye on this site and notice that there are not too many deals going around this way, but wanted to let you know that I am here and raring to go!
I just wondered if anyone has any proven templates or some tips for flyers for local shop windows and/or leaflets to post into potential properties? Do these methods actually produce any leads?
Looking forward to learning exponentially from all of you on this wonderful site.

Welcome Jane,
The whole finding method has to include a range of methods.
You will find that flyers will produce a certain response, newspapers some, websites some, postcards in shops - possibly, estate agents leads but not much BMV depending upon what your criteria are.
There's lots of posts dealing with all aspects of lead generation on here. Try a search in the top area for "leaflets" etc.
It really is down to perseverance. do it and then do it again and again and again.
Most importantly try to meet up with others both for ideas, help and support.

Thank you both for your sage advice. I am about to start my advertising campaign in the local press, as well as targeting potential propertied and areas, so the results will be interesting. This forum is an absolute goldmine for resources and information and it's just nice to know that all of it comes from people on the ground, who actually know what they're talking about.
