ey up my name is Richard & i've been investing in property for the last 12 years, but doing it the hard way. I used to source the properties & do the refurb myself (i can rewire a house, put in central heating, just about anything to do with property refurb or developing), then i would find a tenant set up & manage the tenancies do the books and be on call 12 hours a day for any repairs plus work full time on shifts in the printing industry. phew!!!!... and all this because years ago, all these different mortgage products did not exist. I have quiet a few lets now, but i am really looking forward to using the stategy's & concepts of the " modern day property investor".... (i.e. working alot smarter). It appears i am living the dream of being a full time investor, but that has not always been the case, in the past i have had to look deep inside myself on projects where the monies are running out rapidly & the only person left to do the work was me, which, at times led me to work 19-20 hours a day, but i got their in the end. To those of you who are starting out, keep the faith & use the skills you are being taught here on this website, you will acheive everything that you desire, take it from a person who once had nothing. I have a wife & 4 children & it will be a pleasure to use these new methods of property investing so it will leave me so much more time for them. I aim to use this site as a very valuable resource tool for myself, but if their is anybody out their who thinks i could provide the answers to a question they have, then please ask away.

I know what you mean doing property the 'hard way'.

I did all the manual work myself - & the fun factor of going round to my tenants house to stick my hand down the bog started to diminish after a few months...

* It's a lot more fun being smart in property than doing DIY all the time (plus it wears your body down).

One way to look at doing refurb when your skint is - you now know how to price a job up in terms of labour & time! That's one skill a lot of 'modern day investors' seem to be lacking...
