Great to be a member of this forum where like minded people can interact.

Briefing on me & my background:
24, living in North London and recently started in the BMV sector in the UK. Previously I have invested in my home land South Africa where I found many people friends and their friends asking what I was doing, hence the reason for starting www.sapropertygroup.com

I then decided to take the plunge into the UK market but without money. Working as a letting agent then, my work mates thought I was mad, but after persistence and determination I managed to buy 4 places at once up in Hull. (It worked out cheaper buying 4, rather than 1 since all the funds were from credit cards and bank loans). After the deals were accepted I managed to sneak a personal loan into my bank account which funded the deposits.

Then, out of cash, wanting to buy more, I went to a property show at the excel centre and met some interesting people, Deep being one of them.

Change in Strategy:
Now NMD deals are what I am after, here to learn about and help others where ever I possibly can.

Samuel - Hi, thanks for the welcome. Pity the deal did no go through. I managed to get the vendor there to sell through an agent at £165,000. The buyer i presume is happy and the seller gets to have a fresh start.

Richard - Indeed. Caught with hook and sinker :-) Cashflow is king and I plan to flip all deals unless there is a decent + cash flow pm. I guess you have to make the decision on a per deal basis based on the current reality.
