My name is Rona Hart and I am new to this forum.
I have recently joined the 4 Fast Sale programme, but have not used it yet.
My husband and I have been in the property business for 2 years now and bought some BTL property abroad but so far have not entered the UK market, mainly because properties in our area (NW London) do not seem to work well as BTL unless one buys significantly below market value.
A few months ago we realised there was little point in searching in our area and began to look further north. But given our location, searching for properties up north has become a time consuming as well as frustrating task: we have been searching for months now but found very little.
After much frustration and considration, we have decided to look for sourcing agents who may be able to help us in our search. We would really appreciate any advise you may have regarding sourcing agents who operate in Scotland, East Anglia or Yorkshire and Humberside.

Welcome to the forum. Don't be disheartened - it WILL come together!
Have a read around the forums - there's a lot of invaluable information here and hopefully it will give you some ideas on what you can do in your chosen areas. There are a number of Property meetings taking place - choose one that is a convenient location and just go along...

Thank you for your encouragement and great spirit.
I have not lost faith yet, and I am sure it is all teething problems, and we'll get there at the end. It did take nearly a year until we began investing abroad, but once it took off ... its now hard to stop.
I can see you have attended Christopher Howard events - well my husband and I did too, and we loved it! What did you make of it?

Totally loved it...so much so, that Juswant and I crewed for it in March 07 (Excel) and will be crewing again in September ...that is supposed to be for 6000 people (also at Excel again i believe!)...it was bl**dy hard work, but a fantastic experience.

Hope you all had a nice easter holiday and ready to get back to work.
Just wanted to thank you all for your warm welcome. I already learned a lot from this forum and still learning every day. Its really amazing.

During the past weeks I have made a lot of progress and registered with few sourcing agents in Scotland and in the North (including Alan Forsyth - thank you Deep for the link). So far we have not bought anything but now we have access to information on existing deals, which we didn't have beforehand and its great.
One of the deals seems to be a good one but the time scales are awkward and I'd appreciate your help in analysing this deal.
Its a student property with more than 10 rooms close to one of the larger universities. The price seems reasonable and the yields are good. The only caveat is the timing. Its vacant at the moment, and as it is offered at this time of the year, it means that it will probably remain vacant this academic year as well as the next academic year (since students find properties and sign contracts around Jan - Feb). This would mean that I am likely to have to pay the mortgage for nearly 16-18 months until I can finally let it!
Is there any way around this? Perhaps a mortgage which allows a 'vacation' from payment?
Generally - with UK student properties how can you work around the timing? When would be the best time to buy them?
Our current properties (all of which are abroad) are all student properties so indeed April is the time in the year in which we buy, and from May onwards, we are bussy with refurb and viewings begin around June, and the students go in in Sept (sometimes in Oct). We still have a period of void between the time we buy and the time we let, but its only a few months. Obviously - these are very different timescales compared to the UK.
Your advice would be most appreciated.
