Just thought I would introduce myself. I'm a 33 year old entrepreneur based in Kent. My main business is a drinks import company which I set up 2 1/2 years ago and which frankly is making next to no money at the moment. Definitely not enough for me to live on anyway...
...good job I have got some properties then. I have had properties since 2000 and have bought a total of 10 and sold 2 (so I have 8 at the moment worth a total of about £1.7M). Through the various things I've done with property over the years I have made a good sum of money (probably close to £500K) which is what allowed me to quit my job a couple of years ago and run an 'investment intesive' (ie loss making) business for the last 2 years.
Just remortgaging 2 props that I bought about 4 years ago for £100K each. Both have been valued at over £150K, which helps show that this stuff about property doubling roughly every 7 to 10 years is spot on.
The main thing I'm trying to address at the moment is improving my cash position to allow me to continue to pay my living expenses etc without having to go back to getting a job. I have a decent amount of equity in the various properties ( about £200K in total), but they are all pretty much mortgaged to the max now (85%
LTV or 90%
LTV), except the 2 I'm just remortgaging which will shortly be at 90%
LTV.
So, what I'm looking for now is good strong Below Market Value (
BMV)deals that will allow me to make some good chunks of cash.
I've set myself a target of improving my cash position by £200K over the next 2 months. Should be entirely possible - I made £140K equity and £10K in cash in one particularly busy month not long ago through 5 property deals, so £200K in 2 months shouldn't be impossible, it's just making it in cash is usually what I find to be the harder part...
