Default Hi - I'm Andrew - just getting started in property

Hi - I'm Andrew from Maidstone and I've just joined the forum. Like many I'm seeking financial freedom. For the past 25 years I've worked as a management consultant and I've been successful, but I've paid a high price in terms of long hours and the impact on my family life.

So, for the second half of my life (I'm 50 this year) I want to try and make money in a different, and hopefully, more fruitful way. Property investing seems to be a good way forward.

I've studied various sources - including Andy Shaw's recent book and ideas on "No money down" deals and Ajay Ahuja's website with his good analysis of the "Property Clock". So I think I understand how the numbers work. (I have a degree in economics and I'm a qualified accountant which helps!)

As I get started, I have two questions:

a) What's the best way of finding motivated sellers? Can this network help?
b) Given the generally low level of rental yields at the moment, and the the likelihood that interest rates will rise rather than fall in the near future - is it better to avoid a "Buy to Let" strategy and concentrate in the short term on "flipping" (perhaps after some minor rehab) instead?

helo , i am still a newbie here, just wanted to say hi, I am not sure about rental yields as I live in scotland and they are still high, most of this forum is dedicated to finding BMV which everyone is doing, I havent yet, still to get started on the leaflets etc, hope everyone else gives a better reply, but welcome again anyway

Hi Andrew,

welcome aboard.

BMV has mushroomed in the UK.
generally speaking it is hardeer tomake deals stack but it is possible. Obviously south is more difficult than north. Even better in Scotland I reckon.

1) this forum is about finding motivated sellers, throught traditional advsrtisinf and the internet--- just read as much as you can and put into action.


2) buying, BTL, BTS it's all a matter of preference. difficult to answer that question. depends on your strategy, income vs capital growth, etc
