Hi all

After meeting Deep at the TMC last I was convinced to join this new forum! Sorry for taking so long Deep but I've been too busy buying houses over last 12 months.

It's been a long while now since I left AQS and had a decent forum to go about spouting my nonesense!

AND a BIG hello to all AQS'ers on here - I hope you are all doing well.

Hopefully there will be some good business in this forum guys as well sharing top tips. My target is 1000 houses in 3 years so anything with a decent yield and/or discount call me any time 07966 920 201

Got just over 100 at the moment and 90% bought in last 2 years - so to increase growth so rapdily could be possibly a risky strategy? especially to continue buying on no erc MX discounts/trackers as rates increase towards 6%?? i.e. instant cash flow from deals become even more demanding as prices stagnate so remortgaging increasingly not an opton [yikes!]. But, the golden goose is worth a Ł1M remortgage next year so I'm taking my punt!

If rates start to drop to 5% next year and lenders keep their loosened criteria of 90% LTV and mortgage coverage then I see that as happy days all round! Could get burnt though if this is misjugded? 7% interest rates?!!!

As the competition's getting tougher so the need is to be more creative ways to find properties in addition to advertising.

Birkenhead eh?

What made you choose that then fella to live in? Not anywhere near Duke street near the train station is it?

I remember when I first went there I was told Birkenhead had the highest unemployment figure (80%) but over the years have seen it change totally (Not been for a year).

The long term Peel development should totally change the landscape of Birkenhead!

I live in B'head because I bought a fab 6 bed, 3 bath house BMV just as the HMO rules came in and so decided to do it up and live in it.

I'll may off as soon as the summer barby's are over and another lucrative PPR comes up

The Abdul I know is A Malik... high ranking Gold member on the new forum. He has his own options section on this one... and has massive goals for this year, 500 props if i recall correctly.

Thankfully neither of you are on my little, coastal, elite patch in the sunniest place in the uk.

I don't know the likes of Wirral, Liverpool ( but remember 4 Beatles were bred there ) or even Birkenhead... but i think that maybe nearer to home!
