I've been lurking on the forum for most of 2007, it's now time I said hello.
Hello!
I'm experienced at business generally, I've built, failed, succeeded and sold a variety of small businesses in the last few years. I was wondering what to do next, it's now time to turn a property hobby into something more!
I've done the usual buying and selling of my own homes, done some renovations, and am generally 'handy'.
If you want to reply to this thread, answer one question:
What's the best 'first step' someone can take to be taken seriously as a BMV investor?

The first step (on a journey of a thousand miles) should perhaps be to read and absorb as much as you can here.
But your first activity, I would suggest, is go out and buy a BMV property! And then another, if that feels good! There's always a few kicking around here (understatement!) plus you might also try www.singingpig.co.uk (free, so be careful!) and ww.thepropertyman.co.uk (subscription BMV newsletter with 16-24 BMV properties a month).

Welcome to the forum.
The first step (only my opinion) is to determine what you want out of this by the time it is finished. In other words, ask yourself what you want. This normally transpires to an aspiration of financial freedom. Then quantify it. does that mean an unearned income of £5,000 per month?
Whatever it is, get it down on paper, with a date by which you will have achieved it. Be generous - say "within ten years".
Then make a first five year plan, break it down into one year lumps and only concentrate on what you need to do in the first year to achieve that portion of the long term plan. It may look like this: Generate an unearned income of £200 per month by the end of the year.
Only by knowing what you want at the end will you be able to justify your actions as part of that plan. Ignore everything else. Just get on with putting the pieces into place that will finish your own personal jigsaw with the financial rewards you want, in the time frame you want.

I know you've been on here a while and we've exchanged messages, so I know you are serious about property and building your business.
My advice in order to get serious in this emerging market is to try to understand every aspect of that with which you are involved, and further to never stop learning. Once you loose your focus and become complacent you're finished. Always be competitive and never loose momentum. Momentum is a powerful thing and helps you to grow exponentially.
Secondly and perhaps more importantly, work on your people skills. You absolutely can not do and know everything yourself and to some degree you will always be reliant on others if you wish to attain your highest goals. Network, build a reputation of integrity and professionalism, efficiency and most of all - honesty. However be ruthless with people who do not match your expectations and thus are a negative force in your team. Encourage them to change or dissociate yourself from them - your time is precious.
* Also as Trump says - "Think Big" and set your goals higher than what you ever thought possible, then aim for them and drive your business forward with confidence and passion.
