Hi and welcome to the forum. My advice is to spend at least 4 to 8 hours on here, reading past posts in the different sections of the forum, then go back to your list of questions and see if you have found answers to them. There's thousands of posts on here discussing all the questions you ask.
Two tips.
1 what's good for me is not necessarily good for you. Depends on circumstances.
2 Before you start doing what you are going to do, work out where you want to be in the end, and work backwards to achieve that year by year. This sounds really obvious, but I'd lay bets that at least half of property investors don't have an end goal in mind when they start out, so have difficulty in being able to compare "actuals with budget". If you get in a car and drive before you decide where you are going, you sure as hell won't get there"
And it's the journey that's the exciting bit, not arriving there
