Default Not a big fan of introductions, but

As stated, I'm generally not a huge fan of introductions, but I'd better not buck the trend.

I'm a little bit late getting in this section, but Oh well, here goes.



I'm part of a double act at Capital Property Services (Kent) Limited. The other secondary part of our team is Ray Zerafa. No, we're not gay - not that there's anything wrong with that.

The company is a joint partnership, I do the fiscal side of the business and the calling/schmoozing, and Ray is the building and surveying expert.

We've already been to a couple of the shows that Deep's "gang" have been at. We attended the get together up in Leicester, and also the trade show at the Excel Centre in London.

Although CPS is a relatively new company; our sister company, CBS, has been around since the 70's building new properties and also extensions in the Medway Towns area. I should add that Ray runs that company, as I'm not old enough to have been building houses in the seventies, unless they were made out of Lego blocks....

We're primarily chasing down leads locally at the moment, although we're open to any leads in Kent and the surrounding counties. You may wonder why there's absolutely no info in either of our sigs yet. Well that's my fault. I'm currently in the process of throwing up all of the web sites for our companies, and I'm also setting up our own server, so as soon as that's done, we'll have some nice links for y'all to click on.

I'm no stranger to the property business world, as I lived for 7 1/2 years in Michigan, where Real Estate is a huge industry. The market over here at last seems to be moving towards a lot of the common tools that are used daily over there, so I'm starting to feel at home with some of the rhetoric that's being used now. I then moved over to Ontario for 3 years, so I guess you could call me a bit of a gipsy.

I look forward to chatting to some of you in the forums, and also meeting some of you at the trade shows etc. I'm a bit of techno geek on the quiet, as the thread on RSS feeds in the forum feedback section demonstrates (although I posted it under Ray's login). However, despite that geeky side, I'm also known for my completely insane sense of humour. So, any single cute ladies around their thirties (or younger) need not feel excluded for initiating chats,

Anyway, hopefully that's bored you all to tears, so I can go and have a beer now.

glad you went against your general trend of not liking intros. Welcome to the forum. Michigan, eh? I once had a friend / employee from Michigan - great guy. I've been to Erie Pennsylvania and Buffalo, and may return there later this year / next year for a shuffty at the NW New York property market. I'm dying to see 2 family units for $25K LOL.

Cheers guys. Remember Gerry, it's a little trickier to get into property over there as a foreigner. Much more convenient if you have a Green Card.

Plus, property taxes are a beeeeaaaattttccchhhhh. Council Tax is like buying a small packet of peanuts in comparison.

Hi Satnam,

As far as moving over permanently, there are a couple of ways. The most proiminent of these is to apply via the Canadian Immigration website. The eligibility is normally based upon your qualifications and previous work experience. They look for a skilled profession or trade that is in "short supply" in Canada. There's a useful online system that will calculate your eligible points based on a questionaire that you fill in. If you have enough points according to that, then you'll have to print out and fill in a couple of forms. Then it's a matter of paying money, yes it always comes down to that, and submitting those forms along with various medical / criminal background checks. I believe that the fees are NON-REFUNDABLE, so if you don't succeed you lose your deposit so to speak.

It's called "landed status" in Canada, which is their equivalent of a U.S. Green Card.

The second option is to have a guaranteed job offer over there, and then the company can apply for a work visa to HR Canada directly. However, you can only renew work visa's 2x in Canada, then you have to leave. This means that you need to apply for landed status before it runs out.

The Third option is to have family over there, who can co-apply with you, but they have to pledge and be able to prove fiscal support for you in the event that you cannot find work. This system again in based on the points system to prove that you could find work over there.

The Fourth method is to enter the Lottery. This is difficult to find, and there's a VERY low rate of success.

Lastly, find a chick and get married.

Hope this helps. HR Canada and Immigration Canada both have very good websites on the matter.

Hi martin, wow for someone who doesn't like intro's you have certainly made a good start. I used to live in kent,Wilmimgton nr Dartford, then Chatham, then Walderslade, Maidstone. Got a few properties in Medway towns , and Bean.
I am sourcing US (wny ) for UK market at the moment, as well other businesses -not property. Where abouts are you guys ?. I must add that whilst I am stunningly attractive I am slightly out of age bracket and also very married, but would still be interested in your Kent stuff... are you developing for next Int rail link. Lucky me... our printing company does the specs for local authority plans for Medway towns before they go to the public Hush hush.
