I registered here a way back in April this year and this is me just getting round to this 1st post thread thing.
Almost completely computor illiterate, that`s me. Wot`s a parse link, a file, valid file extension? I havn`t a clue. Suppose its only typing and I can just about manage that with two fingers.
Stumbled into this being interested in property investment completely by accident a few months ago. Bought manuals and books and dvd`s and cd`s went on a seminar, even bought Parmdeep`s massive tome with the cd`s.
But the best advise I`ve had since then was from a chap who runs a local letting agency.
"Don`t bother wasting more money on more books etc etc just go and buy some property." So I did.
I now have my 1st three, brand new build, 2 bed apartments, fully let, and another one on the way.
On saying all this, which I just did, I am still having a bit of bother keeping to the one strategy.
Mine seems to change a lot. If not every day, then just about maybe 2 / 3 times a week.
You see. When my mind is made up, well that`s just it.
I just go and change it again.
I am pretty interested in trying to get into the `motivated sellers` market as this seems to allow one to purchase a lot of property, fairly quickly.
Which sounds good to me.

Welcome to the forum. Your introduction story reminds me of me last year. Do take the time out to develop your strategy. After buying 4 newbuilds, I then went back to buying the old faithful terraced houses. They are half the price and get nearly the same rent.
Here's a suggestion. Write down (in a plan) how much money you want to be earning in 5 years from property (eg. £5K per month), then break that down into yearly chunks (say, to earn £500 a month in the first year). Then decide how many and what type of properties you need to buy (and how much of your capital you can afford to put into each) to achieve that goal. Without the five year plan, you will struggle with changing strategies. Once you are satisfied that the one year plan is achievable, you will definitely reach the five year goal. I say this because we are on our fourth five year plan, having exceeded the previous three plans by some satisfying margin.
