great forum and very useful info !
does anybody know good electricians, builders , plumblers, decorators in the Isle of Wight please?
we have made an offer for a victorian property in need of refurb but we do not know anyone in the area to help with the works
any advice on the above would be most welcome
I would also like you views on the following please:
we have not had time to get proper quotes for refurb costs in the property before putting the offer but we do not want to lose what we think is a good opportunity.
we have calculated some of the work based on a refurbish we finsihed a few months back on another victorian property and added 10% margin ( as suggested by many of you in this forum) but we are not sure that is sufficent
we have added to the costs the usual buying costs, mortgage payments during the refurbishment and selling period and estate agent commission when selling
I have done some homework using the land registry and other properties on sale in the area to get a feel of what the property could go for and I still think there will be a profit
is there anything else I have missed ?

Have a look at the Housebuilders Bible; it's written by an experienced builder and gives good practical advice for new build and refurb.
It won't make you an expert builder and it's no substitute for a good Architect but it does have a breakdown of all the costs you will come across when building or renovating a property.
