Default Hi - Wanna buy leads but Lost - Help

Hey everyone,

Just joined a couple of days back and have been going through this forum and trying to figure this whole BMV game out.....

A bit about me..or should I say us, its three friends and we have joined together to invest in various things which will hopefully make us loads of money one day....

we have done the traditional property thing and now are looking to do the whole bmv thing....we are looking at initially buying leads from here and then eventually move to marketing if buying leads doesnt work although buying a lead just seems a lot easier....

The one thing we are lost on is that whats the process once u have bought the lead and have the details:

1. do u introduce yourself as someone who has bought this info or lie and say u are from the company who received their enquiry?

2. when it is a confirmed bmv what percentage bmv is it and does this mean that the vendor is genuine and all I have to do is agree on a price?

3. If I buy a lead and call the vendor and he says that im willing to sell at 10% bmv, would this be counted as unacceptable in the rule and would I be eligible for a refund or exchange?

4. Do most of you who buy leads always visit and see the house or simply trust the surveyor?

5. Also if there is almost on average 20k to be made per genuine deal, why do people sell it for 50quid?

6. how many leads does it take to get a deal?


I think thats all i can think of right now and am sorry if any of the above is rude or are silly questions but just trying to get my head round it and understand it before I take the first step....

Oh yea, if anyone has any decent leads in Manchester (Gorton, Levenshulme, Longsight, Reddish) area we are really interested.

Welcome to the forum, i'll do my best to answer your questions from a lead sellers perspective...

General practice is to say "im an associate of *Lead Seller*, or your details were passed onto me by *lead seller*

2. when it is a confirmed bmv what percentage bmv is it and does this mean that the vendor is genuine and all I have to do is agree on a price?

If it is a confirmed BMV, whether this be a YES to BMV or YES to X% BMV, this tends to be used as the basis of negotiations for agreeing a price between you and the vendor.

3. If I buy a lead and call the vendor and he says that im willing to sell at 10% bmv, would this be counted as unacceptable in the rule and would I be eligible for a refund or exchange?

This is at the lead sellers discretion, best bet is to read their terms and conditions carefully prior to buying

4. Do most of you who buy leads always visit and see the house or simply trust the surveyor?

5. Also if there is almost on average 20k to be made per genuine deal, why do people sell it for 50quid?

My expertise lies in marketing, I am not a property investor. I pass all deals onto investors as this is in line with my business model. I beleive there are lead sellers who sell leads that are outside of their own buying criteria.

6. how many leads does it take to get a deal?

I assume this depends on the type of lead you are after... buy to sell, rent backs, repossessions, etc. I have some clients who manage to convert 7 or 8 out if every 10 bought. Some convert only a couple of of every 10 but are still happy as it fits in with their own personal strategy.

Sorry to waffle, but it really is a numbers game. Work out how much you expect to earn per deal, and from this work out how much you are prepared to pay to get each deal.

Welcome to the forum. I recommend you spend a good amount of time reading through the posts on this forum, especially for the last 3 months. There are a number of posts which answer your questions in great detail. There are differences of opinion between members, but by reading all, you will feel comfortable in your own approach.
