Default New in Plymouth

Hi everyone,

Just joined a few days ago and have been familiarising myself. I was going to wait till Dec, but a friend told me he was about to sell at about 15% BMV, so I thought I'd see if I could get him a good deal or otherwise improve his situation.

First steps into the market were 4 1/2 years ago, after finding about self cert mortgages and going to a free Whitney intro and learning how to get the seller to lend the deposit, I bought a mixed commercial/residential property, split the freehold to get a residential mortgage on the flat part, had to get a loan from my sister for deposit for that when the solicitor messed up the vendor loan. Though the vendor still effectively sold me the remainder of the property on a 100% loan. I then made the mistake of trying to convert the downstairs, originally a shop, to a flat, Myself! Though builders at the time were rare as hen's teeth. Re-mortgaged downstairs and now living in it.

I also did a bit of finding as I was asked to look out for somewhere suitable for an Old People's Home. Eventually found a site and had a deal for £1.3M, but it fell through.

Now looking to get started again gently... Very little capital... looking to find and maybe pass on deals to start with, then maybe flip, then when I am ready, build a portfolio.

I normally work as a Counsellor/Hypnotherapist and also Teach Alexander Technique, Train NLP, and write.

Currently single, though with some wonderful people in my life. As well as the usual interests in travel, culture, interesting people and boating, I am also getting reasonably proficient at Salsa and Tango.


Anyway, I have read quite a few of people's posts and you look like a supportive, friendly crowd. Looking forward to meeting, working with and if possible helping a few people.

Wow Alison, what a FAST response!

Yes, I am an escapee- not born in Wales, though my grandfather was. I know Barry (The place, not the person) I used to live in Penarth, then Cardiff, then Llantrisant. Sister still lives in Cardiff and my son is in Swansea.... so I have connections.... and I gather it is quite a happy hunting ground for property so I might look at a portfolio in the area in the future. I do visit, so it may be worth meeting up with people in the area.

I have seen a few posts from you while browsing, so I instantly recognised your Mermaid!

It might interest you to know that there is a property meeting - very informal get together (No.2) in Cardiff on Tuesday 13th November. Venue Upstairs at La Tasca, Brewery Quarter just off St. Mary Street. Time 7:00pm and onwards.

Perhaps you could combine it with a visit to your sister!
