Hi everyone. Have been running my own property maintence company for a while now and am considering the move to Property Development but have a few issues that I need some assistance on.

These mainly regard credit status/history.

Have been through two (yes, I know, once bitten twice shy!) marriages that have left me a bit battered. Will I be able to secure a deal that stacks up with adverse credit history or am I on a hiding to nothing? Have seen a couple of properties that would be 18-25% under market value that I would rent out.

I want to make this work but will any finance company work with me?

There are adverse BTL lenders out there but it really depends on how adverse your credit is, I'll warn you though the rates are high. Feel free to PM with with a few details and I can let you know what options you have (totally confidential of course).

Thought that would be the case. Any idea of % rates? Don't want to waste anyones time if obviously not viable. Will just have to stick to doing them up for others!!

There are other ways to make the money if you have poor credit history. If you can find deals at that level BMV, why not offer them to other investors for a finder's fee. Just take a quick look at the ready made deals section to see that the leaders in this field are asking for £10K to £20K as an assignable fee. I'd be happy to work for one tenth of that fee, but then again, I don't make it my business to source property. No doubt, somebody is spending a lot of money finding these deals.

Another method would be to find a JV partner. You'll learn a lot on here.

Then there are purchase options and sandwich options. Look for David Lee on here, and read some of his posts.
