i have been in the building trade for many years now and have been
renovating properties to sell on and make a profit what i have been
trying to do is finnish up with 2 houses paid for but only managed to
get one paid for ,then i noticed success!through property on the
internet so i thought i will give it a try
what i would like to achieve is to make £100.000 in 12 months
through property if thats possible if any one can help me i would

Ben,

There are literally hundreds of different ways to build a portfolio. I'm not one of the smart guys who has traditionally done this with no money. Property for us has been a very long term affair (17 years, actually) and we only really invested in UK let property originally because I knew it is an illiquid investment, and we couldn't easily change our minds once our money was put into property. It's only really in the last five years or so that the combination of easier lending and property price growth has made this a whole lot easier for us. I'm yet to do any real cash back or NMD deals, but I feel that we are now capable of doing such deals, mainly thanks to what we have learned from other forum members.

We have never been full time in property investment. We have always looked at it as investing cash savings for the future, but now I think the future has arrived. We will continue to use a combination of long term investment and short term "deal creation" whereby the cash flow from the deals seems to be more than we need to live off on a short term basis. But we will slow down shortly, because we have found the overhead of getting this right, as a business, has taken more time than I had originally planned.

I have read an enormous amount of material about "how to do it", and have used bits and pieces from all the literature. I'm not sure there is ONE way to approach property investment, but I am sure of one thing. Having done one deal, you have to push yourself to make sure that any consecutive deal is as good as or better than the last good deal. since I don't use marketing techniques, and have no interest in finding BMV deals directly from sellers, I accept that I will not be quite as efficient as some punters, but it doesn't matter. It's all about having your own plan, and comparing actual with plan on a regular basis.
