Hello,

My name is Sean and I am 34 yrs old and live in Cardiff with 2 children a wife and a dog.

I am hoping to become a professional property investor in the coming months/years.

Until about 6 months ago and for the previous 5 years I had worked my socks off, working all hours trying to establish a successful IT services business but I just had enough and eventually I knocked it on the head in favour of contracting (IT) which is giving me a much needed cash injection.

I believe strongly in the idea that if you are not enjoying it - ditch it.

My long term plan is to achieve financial freedom within the next 10/20 years. I would like the option to retire - even if I couldn't see my self doing so at 54, I am a bit of a workaholic.

My plan of action is to try to source below market value properties in and around Cardiff and to let them. If I come across anything, particularly in the early days, that I cannot handle, I would like to either sell the lead or partner with someone on it. I know there are at least two local tycoons on this forum (can't wait to meet them) and I also know a few of my own.

I am handy with DIY, mostly fitting bathrooms / laminate / new radiators, doors, skirting, tiling, electrics and I can also plaster to a decent finish.

I have created myself a little website, as this is something I know at least something about (I am not a web developer though). I plan to work on SEO of the site so hopefully it will bring some leads. I have other websites with decent traffic so maybe I can manage this with time. Of course, any decent leads that come through outside my target geographic area I will seek to pass on.

I have done alot of reading and although I grasp much of it, I am sure I will have lots of questions!

I am big into learning, particularly personal development etc. I read alot of books, and listen to MP3 books whenever I drive anywhere (robert allen, michael gerber, napoleon hill, dale carnegie, anthony robbins, brian tracey, zig ziglar etc). I have just ordered the Sarah Beeney book from the recommended books section of this site.

So thats me, keen to learn, keen to earn and looking forward to becoming acquainted with you.

Great to hear that you have joined us on the forum here.
I have property in Cardiff Bay as Wales is the land of my (late) father !

Having never visited it until 2004 to see where he was born in Gilfach Goch, I fell in love with the regeneration in the Bay and would love to purchase more property there or in Caerphilly perhaps.

Karen, thank for such a generous offer of a possible joint venture some day. Caerphilly was in the local paper yesterday included in a list of up and coming for 2008 property hotspots headed by nearby Newport and Pontypool.

It's the second time I have heard Newport mentioned lately as a hotspot. The echo attributed it to urban regeneration schemes and the 2010 Ryder Cup which will be hosted at the Celtic Manor Hotel, and the fact that property is currently 11% below national average. (see http://snipurl.com/1w6y2).

My website, looking a bit sparse after only a couple of hours work is located at www.sellyourhousepronto.co.uk. It is based on a free template and with time I will of course add content and probably change the picture from a bridge to something more fitting!

Your website answered a question I had. "PROPERTIES BOUGHT FOR CASH NO HIPS REQUIRED". Thats the answer, I am sure you can work out what the question was!

I am off to do some learning. (read some posts).

Welcome to the forum, use the search button at the top and you will be amazed at the amount of content you will find to answer a lot of the questions you may have buzzing around in your head.

Hi Sean,

Welcome to the forum. Your IT contracting will be a good balance to support your property investment. I've just finished a seven year stint (15 contract extensions) as a telecoms PM, and though the consulting interferes with the property development

, it's great for cash flow.

For all that other motivational stuff, take a look at Bobby Gill's new networkbillionaire site (he's just launched it). It has some useful links to personal development, MLM, etc. He's a forum member, so just look him up in the members list and click thru to his forum site.

Welcome to the site,any help you need you should get the answers your looking for on here.

I am an investor from London,but i lived in Cardiff in 1999 for 4 years,and quickly realised what a great market it was to invest in at the time.
Things have slowed a little but the valley areas are still a decent place to invest,close to Cardiff but much cheaper and some areas the improvement has been huge.

I am based in Northampton now,but i do deals all over the country and have a lot of knowledge and investor connections in S,Wales so if you ever need any help or you would like to talk about any deals then feel free to give me a ring.

I agree the valleys have some good investment propertys, especially for newbies like me to get the feet wet as you can still pick them up for as little £35K.
