Default Newbie needing help/ideas..

Hi Tycoons,

I'm not new to property finance or BMV but I am new to forums so any help with forum etiquette would be appreciated. I am a buy to let broker experienced in BMV transactions. I also want to build a portfolio for myself as well as help others achieve their goals and property ambitions.

I can share ideas on how to make the finance work, including deals that don't appear to stack up, in return for ideas on finding and sourcing the properties below market value.

Good luck to all likeminded investors out there especially the newbies.

Hi Simon,
I am new to the whole business of investing in property but I am particularly interested in the 100% finance bit...no money down idea. Have you any experience on this and how does it work really?

The finance side is easy with the right broker. Find the properties and I can help you with the finance. It's based around buying the property below it's true open market value, the bigger the discount you can negotiate the better the deal for you. Most investors look to pay between 70-85% of the open market value. They buy cash or use a bridging loan for the purchase then re-mortgage the property, usually within a month, getting their cash straight back out. They can then move onto the next project.
