Hello from Brentwood, Essex

Hi all,

Believe it or not I joined the Tycoons 'community' about a year ago but wanted to delay my involvement until after I bought my first property. 5 HMO's and one overseas property later, here I am. I can now see that I would have benefited by getting involved with the community sooner - clearly there is some great stuff here.

With the HMO's (Grimsby/Cleethorpes area) now being well managed and generating strong net income, I am looking to focus more on buying BMV (preferably no money down) deals. I am based in Brentwood, Essex (8 minutes from the Dartford Tunnel) and hope to target properties within 45 mins from here.

Hopefully, over time, I will be able to contribute where I feel I can add value. In the meantime, if any one believes they can assist me to find no money down BMV deals or believes that I might be able to assit them in anyway then I'd be delighted to hear from them.

Welcome to the forum. I know if I had delayed my participation for a year since Feb07, I would not have £100K in my pocket. I would have spent it on deposits of none-BMV deals.

However, see below*.

Thanks for the responses re lead generation. I have registered with your sites. I need to purchase (at least have offers accepted on) a further £300k of property by 31st March to hit my £1m portfolio target for year 1, so I need to get a move on.

*Rightly or wrongly, over the last year, I have been working a 2 stage strategy. Firstly to build up some monthly income and then (i.e. now!) to try to focus on building the portfolio with no money down deals.

I've built the net income up to in excess of £1,400pm (if and when all the rooms are let then this will lift to £2,250pm). This has allowed me to reduce my business consultancy work to 2 days per week which means that I can now put more time into property, which is brilliant!
