My name is Rebecca and I have just joined the site and have also applied for Parmdeep's PMM system and also Dr Coote's renovation course. Our last renovation took 1 year and we did not make much so we hope to learn about where we went wrong! We have bought at auction before though, and that was a lot more successful. It was our first project, we did all the work ourselves (we now know better!) and we made £30,000 tax free in just over 1 year. Wasn't too bad considering I was still working full time too and that it was our first project!

I am a member of other property forums and find them invaluable tools. I wouldn't have known about Parmdeep or this site if it wasn't for the other Forums I use!

Myself and my partner, Darran, will be setting up a website (through the PMM system) and property marketing business over the next couple of months, so we hope it won't be long until we are in full flow and developing a portfolio of properties. We are knew to this type of investing but we are extremely passionate about property and have been for many years. We never realised we could fulfil our dream at the same time as putting "no money down" - until now! We always thought you had to have lots of money to do buy-to-let or big renovations. But with these kind of networks, anything is possible! We pay great attention to detail (our first project sold even before it was officially on the market!) and we work ethically at all times. We also love the buzz of buying properties and doing them up to a high standard, and we are even more excited by the thought of growing our own property portfolio and having some BTL properties as part of that. We are even selling our cleaning business to focus on this full time!

At the same time we will be funding ourselves through some work we have taken on with a claims Company - claiming a minimum of £5k for people who have had mortgages between 1990 and 2005/6. I can provide more info on this for anyone interested, as it could potentially provide you with a nice bit of cashflow, for very little work (a few pieces of paper to sign!). We don't even need to see people face-to-face, as it can all be done via the phone and post. But basically it is to do with mortgages, secured loans and motor finance contracts taken out between the above dates, whereby it has been discovered by a team of lawyers carrying out a forensic audit on another matter accidentally discovered flaws in some mortgage contracts they were scrutinising. The actual flaw (a closely guarded secret due to intellectual property) is all to do with the technicalities of contract law which makes it either invalid or unenforceable under UK law. These contracts do not need to be current, they can be past contracts that have come to an end. It is still unknown by a lot of people but is set to hit the press very soon. The success rate is also 99.99%! Credit cards issued prior to April 2007 are also unenforceable by UK law, and the credit card Companies have set a precedent in agreeing to write off people's balances! So, if you have had any mortgages, secured loans or motor finance between these dates or credit cards with large balances on them (at least £2,000 or it is not really worthwhile doing a claim), or know anyone that does, please contact me and I can tell you more about the easy claims process and see whether you will qualify for a minimum payout of £5,000 per claim and / or your credit card balances written off! The mortgage claims take around 9-12 months to come through but credit card claims take around 3 months! Please send me a private message if you would like more information.

Anyway, back to the property stuff. As we will soon have our own website and will be actively marketing for leads in Derby, please let us know if you are interested in leads in this area, as I am sure we will be in-undated with them and we will not have time to deal with all of them. We will be qualifying all our leads too, ensuring that they are significantly BMV and worth taking on.

Welcome to the forum, you've done a great thing by joining the forum people are very generous with information here and will even answer their phones to help you get a deal done. They're great! I find it useful to print out some of the posts and put them into a folder that way when you don't have the answer you can flick through your folder.

Some of the members have a niche, for example repossession and they know the system backwards they say if you want to get good at playing a game learn the rules well. So here's where you'll do it.

Please be free with your information it'll be returned to you ten fold as people here have found.
