Hello everybody.

My name is Yulan Yang, I'm originally from Beijing, China, but have lived in the UK for several years. When I realized how expensive it was to rent in London, I decided to become a landlady myself. Having checked about 100 different postcodes, I decided that Manchester possibly would be a good place to start. After running a letting agency for 6 months to test the water, I bought a few dozen BTL properties in Manchestster. Hoping to buy at least 1 BMV a week during this interesting time, so I would really appreciate with anybody's help for knowledge, friendship, and of course the leads in Manchester.

By the way, I do own something nice in China: 2 really good restaurants, one of top 5 fire proofing material factories, and have just started one of 27 properly licenced auction companies dealing with antiques & art in China. Also looking for some investment in US as well. If I can be any help to you guys here, please let me know.

And hello to Deep, Hanif, Steve and John Lee. I met you guys in PNC manchester meeting last Wednesday, it was a great fun, hope to see you guys soon again.

Great to see you again on Wednesday, Welcome to the forum, no doubt you’ll be learning lots here.

I think the forums great as many investors here can share their expertise

the area I specialise in is “Negotiation”, Closing down DEALS and finding creative angles.

Over the past 2 years I have closed over 100 deals for myself and others ranging from 20% - 45% below market value using some really advanced negotiation techniques.

Hi Robert

I've heart about you several times. I do like to buy some internet leads, especially in Manchester area. What do you think about the convertion rate at the moment?

I met Julie Boddy the other day, she said she got most of leads from you, and your convertion rate has got better, so whould you say your convertion rate is now? She also mentioned there is another guy (I forgot the name) who is really good to analyze your leads before purchasing, so somehow he can convert 50% of them. May I ask how could I do that? Can you tell me some more details about your system? What kind of leads have the best convertion rate? I only buy houses within 3 miles of Manchester city centre, how many leads do you have in that area every week?
