Thought I should put pen to paper so to speak.
Getting involved in property was the best decision I ever made. I still remember reading Deep's free manual, whilst trying to get rid of the day job.
Like probably alot of other people, I bought my first investment property, then a 2nd....then I ran out of money! How annoying.
I went full time just over three years ago, thinking if I could just do two buy or sells a year, it would be better than the day job.
First deal took ages to arrive, even started to wonder if this system worked! Well, you do start to have doubts when your bank balance is going lower and lower, don't you?
First deal netted 25,000 after tax in 3 months, you could say I was converted! Talk about sleepless nights between agreeing deal and finally buying.
Since then I have bought and sold 50+ properties. Made loads of mistakes, got too caught up in doing the deals and probably not analysing as thoroughly as I should have done! It all became about the deal and this focus caused me to lose focus in other areas.
2008. I have had lots of downs and a couple of ups. Last deal of the year felt as good as my first deal, for many reasons, principally, one if you catch my drift. Thanks Alano if your reading!
Also found a another key member of my team. Full time project manager to manage our current stock but also to offer investors a full turn key service on any of their properties which require refurbishment.
2009. I am very positive about this year. I want to diversify into a couple of areas, general refurbishment work and finance (to name two). That said I am conditioning myself for another three years of relatively tough economic conditions. ie making a buck will be that much harder than previous years.
I will continue to lead generate, in the main via leaflets. I see getting finance (personally) once again very difficult. I will be looking to pass deals on to other investors or also possible doing
JV's.
I made a more conserted effort this year, to get to more networking events and this will be once again the same for next year.
Fot those people reading who are considering getting totally out of property, I would view this as a serious mistake. The current climate at some point (about 18 months) in my opinion, will change. Lenders will start to lend again. This news will take a while to filter through to the general public- meaning there will be a window of opportunity to capitalise on all these deals, that we are currently having a nightmare to finance.
