| | Hi everyone, valuation help needed!! Hello Everyone,
My name is Simon, I am 23 and based in Gloucestershire along with my business partner Karl Ruijsenaars (also a newbie member of Tycoons), who has recently moved here from Lincoln. Our plan is to start a portfolio of buy to let properties in Gloucester.
We have been viewing properties in Gloucester for a number of weeks now and have come across several which fit our criteria. We are now in a position where we want to start putting serious offers in.
It is our intention to use ‘low’ and ‘no’ money down as our finance method and it is therefore of crucial importance that we have prior awareness and confidence in the achievable value (from the mortgage surveyor) of any given property, as this will enable us to effectively work out an offer which fits our criteria for a ‘viable investment’.
To help us achieve this we have started to build a database of the sold and list prices of all comparable properties in our chosen area. However we are finding it very difficult to pin down a value (that we have confidence in) for a property because there is such huge variation (at the moment) in both the list and sold prices but also in estate agent opinion. Unfortunately this lack of confidence is preventing us from putting offers forward and obviously preventing us from starting our portfolio!!!
Does anyone have any advice on how to best identify the value a mortgage surveyor is likely to put on a property? I am prepared to pay a surveyor for a valuation if necessary, but I thought I would put this question out to the collective wisdom of the tycoon community before I do!

Re: query, this should be in the general chat section of the forum. Also use the search function at the top of the screen for 'valuation' or comparables for lots of threads on this subject. There is nothing stopping you calling some local surveyors and asking them what they look for when surveying a property. Even better, ask to accompany a surveyor for the day. They do the job by themselves and it's pretty boring so I'm sure a few of them wouldn't mind some company. Offer to pay for lunch or offer to drive your car to the properties. You will learn a lot from this exercise.
