Hi everyone, I've been a member for a while now but I haven't been active so please bare with me whilst I navigate around this site again. I want to go down the road of sourcing and have found the information on here to be very helpfull.
My good friend, I've known her over 20 years has asked me to help her with a property she inherited but I'm having difficulty and wondered if anyone had any ideas as to how to get round this.
Her father passed away and left her the house she grew up in, in his will, a few months later her grandmother also passed away and that's when she found out that her father's name was not on the deeds, everything was in her grandmother's name but she did not leave a will. The bank has told her to sell it or it will be repossessed. She has an offer on it but she now wants to buy it as a
BTL.
We have been advised the following:- that she needs to acquire the right to purchase it, even as a
BTL she needs proof of her income but as she is on maternity leave without maternity pay and can't prove an income the property has to go through probate and it's likely that the judge will honour her fathers will and give her the right to purchase it without a deposit due to the amount of equity in it.
It's a 3 bed freehold house in Catford valued at 270 with outstanding debts of 150, it's been empty for 18 months. She doesn't feel she has the mental strength to go through probate. She currently rents the property she lives in.
Does anyone have any ideas as to how I can help her.
