Maybe you could help me straight away. This may not be the place, but please direct me elsewhere if necessary: there are several opportunities that have materialised in front of me recently which I am not sure what to do with: although I am a property sourcer, I have not as yet created a deal.
A self-contained garden flat (600 sq ft) in Clevedon, near Bristol (BS21) which the freehold owner is refurbishing with a view to renting (he may sell). Market rent £650 - £700, but he would settle for £400 - £500. Water feed is directly from the house. Owner inherited a portfolio from his father, which he is consolidating. He is open to consider a lease purchase option.
A 560sq ft 2 b/r first floor flat in central Clevedon, above a shop, which needs refurbishment, and can be made into 3 b/r + extra bathroom, or even a 2 room k & b flat + studio flat with kit/diner, maybe. There is a top floor flat above. The roof is soon to be replaced. The 2 b/r flat owner is obliged to pay £10,000 towards the cost of this.
A 3,500 sq ft footprint government owned Victorian school in Bridgwater, Somerset, in a 9,000 sq ft plot, pp for 9 flats + 1 office, with a 2,000 sq ft plot with no pp which would make a luxury block of flats or offices with views over a park. Did not make reserve recently at auction. Surrounding buildings can be purchased separately.
A freehold of a house of 4 x 1 b/r flats in Weston-super-Mare (BS23) which the owner is willing to sell on an option agreement in order to capitalise the flats one per tax year to minimise capital gains tax. One flat has already been sold on long lease last year, another is now on the market. The owner has formed a limited company to manage the block. He owns other property as an investor, and is scaling down for a divorce settlement.
A portfolio of properties in Rhyl, North Wales, which the owner wants to sell so that he can emigrate to Australia.
I am beginning to actively seek out deal opportunities in my area, have good contacts, know several investors locally quite well, and am cultivating good relationships with estate and letting agents.
Any advice very welcome.
