Its really great to be on this forum. Ive read a few posts and you all sound really helpful and friendly.

Im new to property and although I feel confident that I will get leads coming through with the marketing initiatives Im putting in place Im not so confident to know what Im supposed to do when Ive got them. My goal is to get 10 BMV deals in 12 mths.

Ive attended a few networking events and intend to carry on going regularly as Ive met some great people and learnt loads.

Ive just built up a business and I am now selling it due to the help Ive had from an emyth coach. Because Ive had my own business for a year and was at uni doing a marketing degree before that I won't qualify for another mortgage.

Because of this Im looking for a joint venture partner. Someone ideally who has already got a succesful property portfolio and is willing to share with me their advice and guidance. Obviously Id bring the deals to the table, pay all marketing costs, do the due dilligence and pretty much all the running around and it would just be a matter of getting a DOT. So if anyone would like to invest in Bradford and thinks this sounds like a profitable and easy oppurtunity it would be great to hear from you.

Ive done alot of reading and studying on the subject of giving and have just read an amazing book called "Go-Giver" by Bob Burg.
As I have no experience in property I can't really give any advice but what I could contribute to the forum is my Jim Rohn 1 year Success Course. I can email it to anyone that wants it as Jim Rohn even says that we should pass it on. It has some excellent mp3 audios from people like zig ziglar and it can be sent to you by email. If you would like a copy just let me know and Ill forward it on for you.

This business offers our investors discounted (BMV) property deals that are guaranteed to be at least 25% off an independent valuation. In your first 12 months i would not risk making mistakes on BMV etc and being left with a cash negative property, i would learn lots and do a lease option first so you control the property rather than fall into the landlord trap.

Be careful that an experienced investor does not try and dump their cash poor property onto you.
