hi

My name is Divian Mistry, just graduated from university of southampton with a 2:2 in economics and now after moving back home to leicester, which I beleive where Parmdeep is from I want to become a professional property investor.

I have done a fair amount of research before bumping into this website, mainly through the Ahuja Group, although after finding bad press about their deals I have decided against using their deals. I don't have much money although current am in negotiation with my parents (who are the most risk adverse people you will ever meet) to lend me a large amount of money (through a remortgage) on a interest only basis for about a 5 years period, which I beleive is sufficient to grow my protfolio to a level that I could give them the money back with interest. Although this is going to be a difficult task in which i am currently producing cashflow sheets, captial growth predictions, cost predicitons and a lot of other predicitions, which is slowing me down in obtaining my first property.

with regards obtaining a mortgage, I have approached a few brokers all able to give me mortgages at differing rates depends on if I invest with one of my parents as a second investor (as i am still trying to find a career related job and am still currently working full time in subway, not giving me a high enough income to obtain a competitive mortgage). I beleive after 6months of being a Landlord a lot more deals will open up for me and when I obtain a good paying job, over £25k per year I will be able to remortgage all properties into just my name.

I think I've said enough about what I know and don't know, ye so hello and I hope to be networking with some of you guys soon! i am going to the PIN meeting in birmingham on the 18th March, next week, maybe some of you guys will be present! Sounds very interesting with Simon Zutshi giving a talk on how to grow a porfolio worth £1m in 12months with a £50k income.

Hope in the future I will also be able to help people with mortgages and financing, as i am pursuing my career as a Financial Advisor until I have a big enough portfolio to purely be a professional investor.

Anyway, if anyone has any ideas of how I can get into the market without my parents money or any information on where/how to find BMV deals or where I can get finance from? Even if you just want to share information you have and I can share information I know please contact me!

Take a few weeks / months reading posts on Lease Options. Also listen to the podcast. Remember its better to take a longer time to find a good deal than a short time and pick up a poor one.

Along the way you may find a deal with no or very little money in that you can remortgage within 2 to 3 years to get your money out.
