Recently we held a member only ‘Ask The Experts’ teleconference which took place on March, 2010.
The monthly ‘Ask The Experts’ calls are a valuable opportunity for members to get your questions answered by established property experts during a live teleconference. To participate on a consulting call of this nature would normally cost at least £100, however as a special bonus for Property Tycoons Community members we have arranged for the Ask The Experts session to be included as part of your existing membership.
Each month we will be hand selecting property experts to answer your questions on a different topic of discussion. The experts on this month’s call are all experienced entrepreneurs in their respected fields.
Parmdeep Vadesha- Founder of the Tycoon Community and highly rated Tycoon Mastermind Alliance. Parmdeep also owns a large portfolio of properties in the Midlands and is famous for his marketing expertise.
Hanif Khan -Owner of a growing chain of Estate Agents in Birmingham, Hanif is using his business to also build a large portfolio of Lease Options.Hanif also owns a Ready Made Deals & Debt Management company as well as running the Tycoon Mastermind Alliance alongside Parmdeep Vadesha.
Richard Shepard -Based in the North-West, Richard is continuing to take advantage of the many Lease Options strategies to aggresively build his portfolio. Richard is also the founder of his own successful mentoring programme.
Mathew Moody – HMO expert in optimizing cashflow Mathew has built a £3.5million portfolio and is continualy building his portfolio aggressively through Joint Ventures amongst other things.
Shimon Rudich -The UK’s Leading Expert & Solicitor In Doing Lease Options The Right Way. Shimon is a partner of MS Law and an Investor himself.
A number of these experts are completely independent in financial terms and never have to work for anybody else ever again so make sure you have a pen and pad handy before you start listening to their gems of wisdom.
- Is it possible to negotiate a rate on the whole of a portfolio in the current climate?
- What would the panel recommend?
- Is there a ticking time bomb with lease options?
- Is there any way to safeguard against a property being taken back if the mortgage holder goes bankrupt?
- As a new BTL property investor, is it better to do new deals on fixed rates or trackers?
- To release money for further projects is it better to sell to release funds for bigger more profitable projects or to remortgage and release some equity to fund other projects?
- If you are to tap your properties for cash to expand your portfolio, how do you maintain the same yield? Do you raise the rent accordingly?
- Can we give some tips on finding HMO, JV partners? I’m finding that the investment in these tends to be quite high due to the purchase price/refurb/HMO conversion costs.
- What advice would you give to someone recently unemployed and I have a lot of free time and I would like to begin building my portfolio?
